But here’s the key difference: golf membership at Tara is separate and optional. You buy your home and pay your HOA, but if you want to play the course, that’s an additional membership fee on top of everything else.

Tara’s price range runs higher—typically $300K to $700K and above—reflecting the larger lots, newer construction (1989–2006), gated access, and the championship-caliber course. The housing mix includes single-family homes, attached homes, and condos. If you’re looking for more square footage, newer builds, and a gated entrance, Tara delivers that—at a higher entry point.

But with that size comes a different social dynamic—you can be as involved or as anonymous as you want.

Amenities Side by Side
Both communities offer a strong amenity package, but the mix is a little different.
Peridia amenities: Clubhouse with the Terrace on the Green restaurant, tiki bar, swimming pool, hot tub, fitness center, tennis courts, pickleball courts, shuffleboard, and regular Friday evening entertainment. Cable TV and internet are included in the HOA—a nice perk that most communities don’t offer. The vibe is social and active without being overwhelming.
Tara amenities: Clubhouse, fitness center, steam room, spa, card room, snack bar, pro shop, swimming pool, patio area, tennis courts, bocce ball courts, pickleball courts, driving range, and putting green. If you’re a golfer, the driving range and putting green are real advantages for practice. The pro shop and spa add a country club polish that Peridia doesn’t quite match.
If I’m being fair, Tara’s amenity list is deeper—especially for serious golfers who want practice facilities. Peridia’s amenities are more than enough for most residents, and the included cable and internet plus the on-site restaurant and tiki bar create a social hub that’s hard to beat for everyday living.
Monthly Costs: HOA, CDD, and Golf
This is the section I tell every buyer to read twice, because the sticker price on a home is only part of the story.
Peridia’s cost structure:
When you add it up, Peridia homeowners are paying roughly $425–$475 per month in recurring fees (HOA + lawn + F&B minimum spread monthly), with no CDD and no separate golf bill. That’s a fully loaded number that covers golf, lawn care, cable, internet, and access to every amenity.
Tara’s cost structure:
Tara’s total monthly carrying cost can climb quickly once you layer in the HOA, CDD, and an optional golf membership. Buyers who don’t play golf can skip the membership and keep costs lower, but if you’re buying in a golf community because you want to play golf, you need to factor that membership into your budget.
The CDD at Tara is worth understanding. A Community Development District assessment is a separate line item on your property tax bill that pays for infrastructure built during the community’s original development—roads, drainage, utilities. Peridia does not have a CDD, which keeps the tax bill cleaner.

For golfers comparing all-in costs, Peridia’s bundled model is often the better value. For non-golfers, Tara lets you opt out of course fees entirely—but you’re still paying the CDD.

Age Restrictions
This one is straightforward but important.
Peridia has no age restriction. Families, young professionals, retirees—anyone can buy here. In practice, the community skews toward active adults and retirees, but there’s no rule keeping younger buyers out.
Tara has 55+ age restrictions in some sections of the community, but not all. If you’re under 55 or buying for a multi-generational household, you’ll need to pay attention to which neighborhoods within Tara carry the restriction.
