The price usually reflects which category a home falls into.


The community offers three types of housing: single-family homes, patio homes (sometimes called villas), and condominiums in the Fairway Trace section. Single-family homes are the largest, typically ranging from about 1,800 to 3,000 square feet with 3–4 bedrooms and 2 bathrooms. Patio homes and villas tend to fall in the 1,200–1,800 square foot range with 2–3 bedrooms, and they’re popular with buyers who want less maintenance and a smaller footprint. The Fairway Trace condos are the most affordable entry point into the community and appeal to snowbirds and part-time residents who want the golf and amenities without worrying about a yard.


Many homes back up to the golf course, which means you get long views across manicured fairways and mature landscaping. This isn’t a fast-moving new construction market where you’re competing against 10 other offers. Buyers generally have time to think, negotiate, and do proper due diligence. That said, the best-priced, move-in-ready homes with golf course views do sell faster, so if you see something that checks your boxes, don’t sit on it for a month.


One thing buyers should factor into their budget: there’s a $4,000 capital reserve fee due at closing, plus a $100 transfer fee. These are one-time costs, but they’re on top of your normal closing costs, so make sure your lender and title company have them accounted for.

The pool and hot tub are well-maintained and get heavy use, especially during the winter months when the seasonal residents are in town. Some homes also pay an additional lawn maintenance fee of about $399 per quarter, which covers mowing and landscaping for your individual lot. Whether you pay that depends on your home type and location within the community—it’s more common with villas and patio homes.


There’s also a food and beverage minimum of $450 per year. That means you’re required to spend at least $450 annually at the Terrace on the Green restaurant or tiki bar. For most residents, this isn’t a burden—it works out to about $37.50 per month, and if you’re eating at the clubhouse even once a month, you’ll hit it easily. But it’s a line item you should know about upfront. At closing, you’ll also pay the one-time $4,000 capital reserve contribution and $100 transfer fee.


The critical thing to understand: there is no CDD (Community Development District) fee. In many newer Florida communities, CDD fees add $1,500–$4,000+ per year on top of your HOA. Peridia doesn’t have one. When you compare the all-in cost of living here versus a newer community with both HOA and CDD, Peridia often comes out ahead—and you’re getting a golf course, clubhouse, and full amenity package on top of it.


Schools Near Peridia


Peridia is zoned for Manatee County public schools. Elementary-aged children attend Robert H. Willis Elementary, middle schoolers go to W.D. Sugg Middle School, and high school students are zoned for Southeast High School. All three schools are within a reasonable driving distance of the community.


That said, I’ll be straightforward: Peridia’s demographic skews heavily toward retirees, empty nesters, and snowbirds. This is not a neighborhood where you’ll see a lot of young families with school-age kids. The homes, the amenities, the golf course, the social calendar—it’s all oriented toward an active adult lifestyle. If schools are a primary factor in your home search, you’ll want to research the current ratings and visit the campuses. Manatee County also has charter and private school options worth exploring if the zoned schools don’t meet your needs. Full amenity package. Pool, hot tub, fitness center, tennis, pickleball, shuffleboard, a restaurant with a bar, and regular social events. You’re not paying country club prices, but you’re getting a country club experience.


No CDD fees. This saves you potentially thousands of dollars per year compared to newer communities that carry CDD assessments.


Cable and internet included. A small thing that adds up to real savings over time.


Central location. Close to SR-64 shopping, 15 minutes to downtown Bradenton, 25–30 minutes to the beach, and quick access to I-75.


Cons


Older construction. Homes were built in the mid-1980s, so buyers should budget for potential updates—roofs, HVAC, plumbing, and electrical may need attention depending on what’s been done.


Not gated. If a gated entrance matters to you, Peridia doesn’t have one.


Executive-length course. Serious golfers who want a full-length par-72 layout may find the par-60 course too short. It’s great for casual and frequent play, but it’s not a championship track.


Food and beverage minimum. The $450/year dining requirement isn’t optional. If you never plan to eat at the clubhouse, that money is still going out the door.

Snowbirds who spend 4–6 months a year in Florida are well-represented here, and the condo and villa options give them a low-maintenance home base with full amenity access.
