The second thing that stands out is the cost of entry. With homes regularly trading in the $200,000–$400,000 range, Peridia attracts a mix of retirees, snowbirds, and year-round residents who want a social, amenity-rich community without the financial weight of a newer build. There’s no CDD here—that alone can save you $1,500–$3,000 a year compared to communities built in the 2000s and 2010s.


Peridia is not gated, which is worth noting. Some buyers see that as a drawback; others appreciate the easier access and the fact that it keeps the HOA fees lower. The community sits just off SR-64, west of I-75, which puts you within a short drive of Lakewood Ranch, UTC Mall, downtown Bradenton, and the beaches. Location-wise, it’s hard to beat for day-to-day convenience.

Most are concrete block construction with tile roofs—standard for mid-1980s Bradenton builds. You’ll find a mix of floor plans: some with lanais overlooking the golf course, others backing up to preserve areas or interior lots. The larger single-family homes in Peridia tend to trade in the $350,000–$595,000 range depending on size, condition, and view.


Patio homes and villas offer a middle ground. These are typically smaller-footprint detached or semi-attached homes with simplified landscaping and less exterior maintenance to worry about. They’re popular with buyers who want a single-family feel without the upkeep of a larger lot.


Condos—specifically the Fairway Trace units—are the most affordable option. These run approximately 1,200–1,500 square feet, usually 2-bedroom/2-bath layouts. They’re ideal for snowbirds or buyers who want minimal maintenance and a lower purchase price. Expect to find these starting in the low $200s.


Peridia Home Prices & Market Trends


Here’s where the numbers tell the story. Over the past year, 27 homes changed hands in Peridia. The average sale price came in around $368,537, with average asking prices sitting at roughly $382,826. That means homes are selling at about 96% of their asking price—a sign of a market that’s realistic but not desperate.


The overall price range runs from about $200,000 on the condo end up to $595,000 for the largest, most updated single-family homes with premium views. Average days on market hover around 165, which is longer than the broader Bradenton market. That’s partly a function of the buyer pool—Peridia appeals to a specific demographic, and those buyers tend to take their time. For buyers, that longer market time is actually good news: you have room to negotiate, you’re less likely to get into a bidding war, and sellers who’ve been listed for 90-plus days are often motivated.


One thing I tell every client: in Peridia, condition matters more than square footage. A well-updated 1,800-square-foot home with a newer roof, impact windows, and a remodeled kitchen will often sell faster and for more per square foot than a 2,500-square-foot home that still has its original 1986 finishes. Budget for what you’re actually getting inside the walls, not just the size of the footprint.


What Your HOA Fees Cover


Peridia’s fee structure is straightforward once you understand the pieces. Here’s the breakdown:


Master Association fee: approximately $877 per quarter. This covers common area maintenance, community roads, the pool and hot tub, the fitness center, tennis and pickleball courts, shuffleboard, cable TV, internet, water, trash pickup, pest control, and—importantly—golf course access and maintenance. That’s a lot of line items rolled into one quarterly payment.


Lawn maintenance fee: approximately $399 per quarter. This covers mowing, edging, and basic landscape upkeep for your individual lot. Not every community includes this, and when you’re comparing costs against neighborhoods where you’d hire your own lawn service at $150–$200 per month, the math works out about even.


Food & beverage minimum: $450 per year. Peridia has an on-site restaurant and tiki bar, and every homeowner is expected to spend at least $450 annually on food and drinks. If you eat at the clubhouse even once a month, you’ll hit this without thinking about it. If you never eat there, it’s an added cost to factor in.


Capital reserve contribution: $4,000, paid once at closing. This goes into the community’s reserve fund for major infrastructure projects—roof replacements on common buildings, road resurfacing, pool equipment, and similar large-ticket items. It’s a one-time cost, not recurring.


Transfer fee: $100 at closing.


Add it all up and your quarterly HOA obligation runs roughly $1,276—about $425 per month. That includes golf, lawn care, cable, internet, water, trash, pest control, and access to every amenity. When you compare that to a community where golf membership alone runs $500 or more per month, the value proposition becomes very clear.


What to Watch for When Buying in Peridia


Every community has its considerations, and Peridia is no exception. Here’s what I walk my buyers through:


Roof age. Most homes were built between 1984 and 1990. If a roof hasn’t been replaced, it’s overdue—and insurance companies in Florida are increasingly unwilling to write policies on roofs older than 15–20 years. Before you fall in love with a home, verify the roof age and get a quote for replacement if it’s approaching that threshold. A new tile roof in Peridia can run $15,000–$30,000 depending on the home’s size.


HVAC systems. Same logic applies. Original HVAC units from the 1980s are long gone in most homes, but you’ll occasionally find a system that’s 15–20 years old and nearing end of life. Budget $6,000–$12,000 for a replacement if the system is aging.


Updates and renovations. Some Peridia homes have been beautifully updated—new kitchens, bathrooms, flooring, impact windows. Others are largely original. The price gap between “move-in ready” and “needs work” can be $50,000–$100,000 or more. Decide before you start shopping whether you want a project or a finished product, because that will narrow your search significantly.


Insurance. Florida’s insurance market is challenging across the board, but older homes can face higher premiums or limited carrier options. Not gated. Peridia is an open community. If having a staffed gate is important to you, this isn’t the right fit. For most buyers, it’s a non-issue—the community is quiet and well-maintained—but it’s worth mentioning upfront.


The Bundled Golf Advantage


“Bundled golf” means that golf course access and maintenance are included in your HOA fees. You don’t pay greens fees to play. You don’t carry a separate club membership. The cost of keeping the course in shape is shared across all homeowners, whether you play or not.


Peridia’s course is an 18-hole executive layout—par 60, 3,373 yards. It’s shorter than a regulation course, which makes it popular with players who want to get a round in without spending five hours on the course. The executive format also tends to be more welcoming for newer golfers and for residents who play for exercise and socializing rather than competition.


From a property value perspective, bundled golf is significant. It stabilizes the course’s finances because funding comes from HOA assessments rather than voluntary memberships. That means the course is less likely to fall into disrepair or close—a real concern in Florida, where dozens of golf courses have shut down over the past decade. When a golf course closes in a golf community, property values can drop 10–20% or more. The bundled model protects against that.


Even if you don’t play golf, you benefit from the views, the green space, and the stability that a well-funded course provides. And if you do play, you’re looking at a value that’s nearly impossible to match elsewhere in Manatee County.

Peridia sits at 4950 Peridia Blvd E, Bradenton FL 34203—just off 75th Street West, near the intersection with SR-64. Here’s what your drive times look like from the community:


I-75 access: about 5 minutes east on SR-64. That puts Tampa roughly 45 minutes north and Sarasota about 20 minutes south.


Lakewood Ranch: 10–15 minutes east. You’re close to Lakewood Ranch’s shopping, dining, and medical facilities without paying Lakewood Ranch prices.


UTC Mall & University Town Center: about 15 minutes south on I-75. Major retail, restaurants, and movie theaters.


Downtown Bradenton: 15–20 minutes west. The Riverwalk, restaurants, farmers market, and waterfront parks.


Anna Maria Island & beaches: 30–35 minutes west, depending on traffic and season.


Sarasota Memorial Hospital: about 20 minutes south. Manatee Memorial is closer—roughly 15 minutes west.
