Lakewood Ranch Main Street — the shops, restaurants, and entertainment district that anchors the Ranch's social life — is just 3.5 miles south. The Mall at University Town Center is about five miles away. Publix is roughly a mile down the road. The Premier Sports Campus, the Ranch's world-class athletic facility, is within a short drive. You're positioned to take advantage of all of Lakewood Ranch's infrastructure without the longer drives that come with the newer eastern villages.


I-75 access is about 10 minutes via State Road 70 or University Parkway, putting Sarasota 25 minutes south and Tampa about an hour north. The Gulf beaches of Anna Maria Island and Longboat Key are 30 to 40 minutes west.


The Braden River and Parks


Summerfield's position along the Braden River adds a natural amenity that sets it apart from other Lakewood Ranch villages. The river creates a green corridor along the community's edge, and Heron's Nest Nature Park provides direct access to trails, wildlife observation, and a quiet natural setting that's a welcome change from the manicured common areas you find in newer communities.


Summerfield Park, located on Lakewood Ranch Boulevard, offers a playground, pavilion, and open green space for community gatherings. Greenbrook Adventure Park is nearby and adds a dog run, roller rink, basketball courts, soccer fields, and a covered pavilion to the recreational mix. The parks are well-used and contribute to the family-friendly character that defines the neighborhood.


Schools


Summerfield's school zoning is one of its strongest draws for families. Braden River Elementary School is within walking distance for many homes in the community and carries strong ratings. R. Dan Nolan Middle School serves the middle grades and is also highly regarded within the Manatee County School District. Lakewood Ranch High School rounds out the public school pathway — an A-rated high school with competitive athletics, strong AP offerings, and modern facilities.


The walkability to the elementary school is a meaningful quality-of-life factor for families with younger children. In a market where most new communities require a car for every school drop-off, having your kids walk to a well-rated elementary school is a genuine advantage.


Private school options in the area include Saint Stephen's Episcopal School and Out-of-Door Academy, both within 15 to 20 minutes.

Summerfield's pricing reflects its age, which works in the buyer's favor. As of mid-2026, homes in the community range from the low $350s for smaller two- and three-bedroom homes to the low $600s for the largest, most updated four-bedroom properties. The median list price sits around $475,000, which is substantially below the median for Lakewood Ranch as a whole.


The value play here is straightforward: you're buying into Lakewood Ranch's school zones, trail system, parks, and lifestyle infrastructure at a price point that's 20 to 40 percent below what comparable square footage costs in the newer eastern villages. The tradeoff is older construction and the potential for updating — kitchens, bathrooms, flooring, and roof age are the items to evaluate on a home-by-home basis.


HOA fees in Summerfield are generally lower than in newer communities with resort-style amenity centers, reflecting the community's simpler amenity structure. CDD assessments — the community development district fees that newer Lakewood Ranch communities carry — are either minimal or nonexistent in Summerfield, which can save buyers several hundred dollars per month compared to the newer villages.
