Lennar held the grand opening for Lorraine Lakes in November 2020, and the community has been steadily building out since. Located off Uihlein Road with easy access to State Road 70 and Interstate 75, residents can reach Gulf beaches in roughly 30 minutes and downtown Sarasota in about the same time. The community is gated with 24-hour manned security at the entrance, which goes beyond the typical automated gate system found in most Lakewood Ranch neighborhoods.


Home Options and Pricing

Lorraine Lakes offers four product lines: villas and townhomes, Executive Homes, Manor Homes, and Estate Homes. Across 16 unique floor plans, homes range from 1,107 to 3,805 square feet with two to five bedrooms. Every home comes with Lennar's Everything's Included package, which means granite or quartz countertops, stainless steel appliances, and smart home features are all bundled into the base price with no design center upsells.

New construction pricing generally starts in the $500,000 to $600,000 range for single-family homes, while resale listings in 2026 span roughly $403,000 to $757,000. Monthly HOA fees run approximately $358 to $400 and include an unusually comprehensive package: lawn care, irrigation, basic cable TV, high-speed internet, pest control, security, and full pool and amenity access. CDD assessments are roughly $1,747 per year, with an additional stewardship fee of approximately $1,750 to $2,000 annually.


Standout Amenities

The Grand Clubhouse at Lorraine Lakes is the centerpiece of the community and includes social rooms, a coffee bar, and an indoor and outdoor bar and restaurant. Residents should be aware of a mandatory $500 per year food and beverage minimum at the clubhouse restaurant, which is built into the community structure. The fitness center is state-of-the-art with aerobics studios and a sauna. One of the most distinctive amenities is an indoor basketball court, which is rare to find in any residential community.

Dan Nolan Middle School, and Lakewood Ranch High School. Private and charter options nearby include Lakewood Ranch Preparatory Academy, Imagine School at Lakewood Ranch, and Out-of-Door Academy.

The Lakewood Ranch Premier Sports Campus, one of the top multisport venues in the Southeast, is practically next door. Lakewood Ranch Main Street, Waterside Place, and University Town Center are all within a short drive for dining, shopping, and entertainment. Gulf beaches at Siesta Key, Lido Key, and Anna Maria Island are 25 to 35 minutes away.
