Shoreview at Lakewood Ranch Homes for Sale — Lakewood Ranch, FL
If there’s a community within Lakewood Ranch that captures the full promise of what this master-planned development can deliver, Shoreview makes a strong case. Built by Pulte Homes on 144 acres centered around two scenic lakes in the Waterside district, Shoreview combines lakefront living, walkability to Waterside Place’s dining and shopping, and the kind of resort-caliber amenities that most communities charge a country club membership to access. It’s now fully built out, which means the only way in is through resale — and the homes that come to market don’t last long.
The Waterside Advantage
Shoreview sits within Waterside at Lakewood Ranch, one of the development’s premier districts. What makes Waterside special — and what makes Shoreview’s location within it particularly valuable — is the town center concept that Lakewood Ranch has executed here.
Waterside Place is a walkable town center with restaurants, boutiques, a weekly farmers market, fitness studios, and community event space. For Shoreview residents, this isn’t a ten-minute drive — it’s a walk or a short bike ride. That level of convenience changes how you live day to day. You’re grabbing coffee at a local café, picking up dinner ingredients at the market, or meeting friends for an evening out without getting in the car.
The broader Waterside district is also home to other well-regarded communities including Edgewater at Lakewood Ranch, Lakehouse Cove, and the planned Waterside neighborhoods still in development. Being part of this ecosystem means Shoreview residents benefit from a critical mass of retail, dining, and social activity that more isolated communities can’t match.
The Homes
Pulte Homes built approximately 298 to 301 single-family homes in Shoreview, with floor plans ranging from around 2,488 to 3,200 square feet in their original configurations. Many homeowners have added upgrades — extended lanais, custom pools, outdoor kitchens, and interior upgrades — that push finished living areas well beyond the original specs. Resale homes with full build-outs can reach 4,700 square feet or more.
The architectural style is Florida Coastal — tile roofs, stucco exteriors, open floor plans with volume ceilings, and an emphasis on natural light and indoor-outdoor flow. Homes feature three to five bedrooms, typically three bathrooms, and two- or three-car garages. The layouts are designed around the Florida lifestyle: great rooms that open to covered lanais, owner’s suites with spa-style bathrooms, and kitchens built for both everyday cooking and entertaining.
What Resales Look Like
Original base pricing from Pulte started in the high $700s when Shoreview opened for pre-sales in 2017, but the resale market tells a very different story today. Current resale pricing generally ranges from the high $900s into the low $2 millions, depending on lot position, upgrades, and whether the home includes a pool and outdoor living package.
Lakefront lots with deeded boat docks command the highest premiums. Preserve-view homes — backing to the natural areas that buffer the community — represent the next tier. Interior lots, while less common in recent listings, offer the most accessible entry point but still typically list above $900,000.
The price appreciation from original purchase to current resale has been substantial, reflecting both the broader Lakewood Ranch market trajectory and Shoreview’s specific advantages: the Waterside location, the lake amenities, and the fully built-out, established character of the community.
Amenities That Justify the Price
Shoreview’s amenity package is genuinely impressive and comes included with the HOA — no separate club membership required.
The community features a heated resort-style pool and spa, a clubhouse with a gathering room and catering kitchen, a well-equipped fitness center, tennis and pickleball courts, a kayak launch providing direct lake access, a beach area with hammocks, an outdoor bar and BBQ pavilion, a fire pit, a multi-purpose turf lawn, a fenced dog park, playgrounds, and a network of walking and nature trails. Two lake piers provide additional waterfront access for fishing and relaxation.
Organized programming includes yoga, water aerobics, bingo, mahjong, and regular community social events. The lifestyle director coordinates a calendar that keeps the community active year-round.
For many buyers, the fact that all of this is included in the HOA rather than requiring a five-figure initiation fee and monthly club dues is a significant differentiator compared to communities like The Lake Club or Country Club East.
Schools and Daily Life
Shoreview falls within the Sarasota County School District. Zoned schools include Tatum Ridge Elementary (rated 9 out of 10 on GreatSchools), McIntosh Middle School, and Booker High School, which offers International Baccalaureate and magnet programs. A new K-5 elementary school has been funded for the Waterside area, which would provide an even closer option for families.
Private school options nearby include Out-of-Door Academy and Saint Stephen’s Episcopal School, both within a 15-minute drive.
Beyond schools, daily convenience is a Shoreview strength. Lakewood Ranch Main Street is about two miles north with additional dining and entertainment. The Mall at University Town Center — anchored by Saks Fifth Avenue, Dillard’s, and Macy’s — is roughly 10 minutes south. Lakewood Ranch Medical Center is within the development for healthcare needs. Grocery options include Publix (about a mile away), The Fresh Market, and Whole Foods in the UTC area.
HOA and Ownership Costs
HOA fees at Shoreview run approximately $300 to $400 per month. This covers lawn maintenance, irrigation, common area upkeep, and full access to all amenities. A separate CDD assessment of roughly $1,500 to $3,500 per year appears as a non-ad valorem line item on the Sarasota County property tax bill. Combined, expect monthly carrying costs of roughly $400 to $700 beyond mortgage and insurance.

Ready to Explore Shoreview at Lakewood Ranch?
Shoreview is the kind of community where inventory is measured in single digits. Homes here don’t sit on the market because the combination of Waterside walkability, lake-centered amenities, and established landscaping is simply not available in newer construction at this level. If you’re interested in Shoreview, the strategy is to be ready when a listing appears. Call me and I’ll set up a search alert, walk you through what’s currently available, and make sure you understand the lot positions and upgrades that matter most for value.
