If you're considering a home in Savanna at Lakewood Ranch, you deserve an honest breakdown of what makes this community great and what might give you pause. I've helped buyers and sellers in Savanna for years now, and I'd rather give you the real picture upfront than have you discover something after closing that I could have told you about on day one. Here are the pros and cons as I see them.




The Pros


Privacy by Design


This is one of Savanna's biggest selling points, and it's worth leading with. Every home site in the community backs to wetlands, conservation areas, or ponds. There are no back-to-back lots anywhere in Savanna. That means when you step out onto your lanai, you're looking at water or natural preserve — not your neighbor's screened enclosure. It's a design decision that was built into the community plan from the beginning, and it can't be changed.

Gated Community with 24/7 Security


Savanna is fully gated with around-the-clock security patrol. For families with young kids or buyers who prioritize controlled access, this matters. The gated entrance also tends to reduce cut-through traffic, which keeps the interior streets quieter than what you'd find in non-gated Lakewood Ranch neighborhoods.


Strong Amenity Package


The amenity campus covers approximately 7 acres and includes a resort-style pool with lap lanes, a beach-entry pool, spa and hot tub, fitness center, clubhouse with a catering kitchen, cabana pavilion, dog park with separate large and small breed sections, playground, and walking trails. For a community of about 475 homes, that's a lot of shared space. The amenities don't feel overcrowded the way they can in larger villages with 1,000+ homes sharing a single pool.


Quality Construction from National Builders


Savanna was built by Meritage Homes and Lennar — two of the largest homebuilders in the country. Both are publicly traded companies with established construction standards and warranty programs. Meritage homes here carry 100% ENERGY STAR certification, which translates to better insulation, more efficient HVAC systems, and lower monthly utility bills. These aren't spec homes from a small local builder who may or may not be around in 10 years.


Top-Rated Schools Nearby


Families in Savanna are zoned for B.D. Gullett Elementary, Robert E. Willis Elementary, Dr. Mona Jain Middle School, and Lakewood Ranch High School. The school options in this part of Manatee County are one of the top reasons families choose Lakewood Ranch over other areas in Southwest Florida.

Central Location


Savanna sits at the intersection of SR-64 and Lorraine Road in Bradenton, FL 34211 — less than 5 miles from the I-75/SR-64 interchange. You're close to UTC Mall, Lakewood Ranch Main Street, The Green at Lakewood Ranch, Premier Sports Campus, and Nathan Benderson Park. If you're commuting north toward Tampa or south toward Sarasota, the I-75 access is hard to beat.


HOA-Maintained Yards


The HOA covers lawn mowing, edging, and irrigation maintenance. This is a real quality-of-life benefit in Florida, where lawns need year-round attention. It also keeps the community looking consistently well-maintained, which supports property values across the board.


Part of Lakewood Ranch


Lakewood Ranch has been ranked as the number-two top-selling master-planned community in the United States and the number-one best-selling multigenerational master-planned community for eight consecutive years, according to RCLCO. That's not just a marketing line — it reflects sustained demand that supports resale values, infrastructure investment, and ongoing development of retail, dining, and recreation nearby.


The Cons


Monthly HOA and Annual CDD Costs Add Up


This is the number-one concern I hear from buyers, and it's legitimate. HOA fees run approximately $200 to $300 per month. On top of that, there's a CDD (Community Development District) assessment that gets added to your annual property tax bill. Lakewood Ranch CDD assessments typically range from $1,200 to $4,500 per year, depending on the specific district. Combined, you could be looking at $3,600 to $8,100 per year in HOA and CDD costs alone — before property taxes and insurance. That's money that doesn't build equity, and buyers need to factor it into their total monthly budget.


No New Construction Available


Savanna is fully built out. Construction began around 2015 and was completed across Phases I, II A&B, III, and IV. That means every purchase in Savanna is a resale transaction. You won't have the option to pick your lot, choose your floor plan, or select finishes from a builder's design center. What you see in the existing inventory is what's available. For buyers who have their heart set on a brand-new home, you'll need to look at newer Lakewood Ranch villages still under construction.

Resale Prices Are Significantly Higher Than Original


Homes that originally sold in the mid-$300,000s to mid-$400,000s are now listing in the $500,000s to over $1,000,000. Current resale listings range from approximately $505,000 to $1,290,000 with a median around $845,000. That appreciation is great news if you bought early, but it means today's buyers are paying a substantial premium. You're essentially paying for all the value that's already been created rather than getting in at ground-floor pricing.


Florida Insurance Costs


This isn't unique to Savanna — it's a statewide reality. Homeowner's insurance premiums in Florida have risen significantly in recent years. While most of Lakewood Ranch falls within FEMA Flood Zone X (the lowest risk designation, supported by an engineered stormwater management system), you'll still face elevated insurance costs compared to what buyers in many other states would pay for a similar home. Get insurance quotes before you make an offer, not after.


Pet Breed Restrictions


Pets are allowed in Savanna, but there are breed restrictions enforced by the HOA. If you have a dog breed that commonly appears on restricted lists, verify with the HOA before you get emotionally attached to a specific home. I've seen buyers fall in love with a house only to find out their dog isn't permitted under the community's rules.


CDD Assessments Don't Expire


Unlike a traditional mortgage that you eventually pay off, CDD assessments are tied to bond debt that can last 20 to 30 years — and even after the original bonds are retired, the operations and maintenance portion continues indefinitely. Some buyers assume the CDD will go away after a certain number of years. It won't. The assessment amount may change over time, but you'll always have a CDD line item on your tax bill as long as you own the home.


My Take


Savanna is one of the strongest neighborhoods in Lakewood Ranch for buyers who want a gated, well-built community with real privacy and solid amenities. The preserve-backed lots, the quality of the construction, and the location within LWR are genuine advantages that hold up over time. The trade-off is the carrying costs — the HOA plus CDD combination is a real monthly expense that you need to budget for honestly.


I tell every buyer the same thing: buy with your eyes open. Know what you're getting and know what it costs to maintain. If the total monthly picture works for your budget and the lifestyle fits what you're looking for, Savanna is a community I feel confident recommending.
