Savanna at Lakewood Ranch continues to be one of the more sought-after neighborhoods along the SR-64 corridor. I'm John Belt with Keller Williams On The Water, and here's what the market looks like right now for buyers and sellers in Savanna.

What Homes in Savanna Are Selling For


In 2026, homes for sale in Savanna at Lakewood Ranch range from approximately $505,000 to $1,290,000. The median price sits around $845,000. That's a wide range, and the spread comes down to a few key factors: square footage, the builder (Meritage vs. Lennar), lot position, and what upgrades have been added since the original build.


Homes on the lower end of the range tend to be the smaller Meritage Classic Series floor plans — still 4 to 5 bedrooms and up to 3,244 square feet, which is plenty of house for most families. On the upper end, you're looking at the Meritage Signature Series, which can exceed 5,000 square feet with up to 8 bedrooms.


If you've been watching the Lakewood Ranch market, you know that newer communities east of I-75 have pushed price points higher. Savanna offers a middle ground: newer construction (built between 2015 and 2019) in a fully built-out community with established landscaping and a proven amenity package.


What Buyers Get in Savanna


Every home in Savanna sits on a lot that backs to wetlands, conservation areas, or ponds — there are no back-to-back homes. That's a meaningful distinction. In many newer communities, you're looking directly into your neighbor's lanai. In Savanna, you've got a natural buffer.


The community is gated with 24/7 security patrol. The amenity campus covers about 7 acres and includes a resort-style pool with lap lanes, a beach-entry pool, spa, fitness center, clubhouse with catering kitchen, dog park (separate large and small breed areas), playground, and walking trails.

Monthly Costs Beyond the Mortgage


This is where I always tell my buyers to pay close attention. In Savanna, your monthly HOA runs approximately $200 to $300, which covers lawn mowing, edging, and irrigation. That's a real benefit — you're not hiring a separate lawn service or worrying about your irrigation system.


On top of the HOA, there's a CDD (Community Development District) assessment on your annual property tax bill. The CDD financed the community's infrastructure — roads, drainage, utilities, and amenities — and you pay it down over time as part of your taxes.


When I work with buyers, I always pull the actual tax bill and HOA statement for the specific home they're considering. The difference between a $505,000 home and a $1,290,000 home in monthly carrying costs is significant, and I want my buyers to see the full picture before they write an offer.


Who's Buying in Savanna Right Now


I see a few common buyer profiles in Savanna at Lakewood Ranch. Families with school-age kids are drawn to the Lakewood Ranch school zone — Lakewood Ranch High School, Dr. Mona Jain Middle, and B.D. Gullett Elementary are all nearby. Remote workers like the extra bedrooms that can double as home offices. And I work with a fair number of out-of-state relocators who want a gated community with a Florida lifestyle built in.


The price point also attracts move-up buyers from smaller Lakewood Ranch neighborhoods who want more space and better views without leaving the Lakewood Ranch umbrella.
