The median list price sits at approximately $844,900, and the average price per square foot across current listings is about $277.60. That's a wide range, which makes sense given that Savanna has everything from four-bedroom homes around 2,200 square feet to five- and six-bedroom homes over 4,000 square feet.


To put a few specific numbers on the board: 13422 Saw Palm Creek Trail is listed at $739,000 for a four-bedroom, three-bath home with 2,267 square feet. At 13608 American Prairie Place, a five-bedroom, three-bath home with 2,906 square feet is priced at $844,900. And at 13510 Saw Palm Creek Trail, a six-bedroom, four-and-a-half-bath home with 4,315 square feet is listed at $1,050,000. These three listings show the spread you'll find depending on the floor plan and lot you're after.


Recent Sales Data for Savanna at Lakewood Ranch


Looking back at closed sales over the past year, 21 homes in Savanna changed hands with an average asking price of $712,971 and an average selling price of $690,381. That's a list-to-sale ratio of about 97 percent — meaning most homes sold within three percent of their asking price. The average price per square foot on sold homes was $208, and the average time on market was 114 days.


Those numbers tell me a few things. First, sellers in Savanna at Lakewood Ranch are pricing reasonably and buyers are responding. Savanna sits at the intersection of SR-64 and Lorraine Road in Manatee County, Bradenton FL 34211. It's a gated community of approximately 475 single-family homes on 304 acres, built by Meritage Homes and Lennar starting around 2015 with build-out completed around 2018-2019. That means every home in the community is roughly six to eleven years old — new enough to avoid major system replacements for most buyers, but established enough that the landscaping is mature and the community is fully built out with no construction disruption.

Savanna's roughly seven-acre amenity campus includes a resort-style pool with lap lanes, beach-entry pool, spa and hot tub, fitness center, clubhouse with catering kitchen, cabana pavilion, dog park, playground, and walking trails. The community is gated with 24/7 security patrol. That package, combined with the Lakewood Ranch location and school zoning, is what holds values in this neighborhood.

Savanna was built with two main product lines. The Meritage Classic Series offered four to five bedrooms, two to four-and-a-half baths, and up to 3,244 square feet. The Meritage Signature Series went bigger — four to eight bedrooms, two-and-a-half to four-and-a-half baths, and over 5,000 square feet on the largest plans. Lennar also built in the community. Most resales I see today fall in the 2,200 to 4,300 square foot range, which accounts for the price spread from the mid-$500s to well over a million.

Savanna at Lakewood Ranch sits in a competitive price band for the broader Lakewood Ranch market. The median price around $845,000 positions it above entry-level Lakewood Ranch villages but below the highest-priced communities. What differentiates Savanna is the combination of a fully built-out community — no new construction noise or builder traffic — a strong amenity campus, and the gated, patrolled environment. Buyers comparing Savanna to newer Lakewood Ranch villages should weigh the convenience of established landscaping and complete amenities against the appeal of brand-new construction elsewhere.

Flood Risk and Insurance Considerations


One factor that affects the true cost of homeownership in any Florida community is flood insurance. Most of Lakewood Ranch falls within FEMA Zone X, which is the minimal-risk designation. The community benefits from an engineered stormwater management system.
