Savanna Lakewood Ranch Floor Plans and Home Styles
One of the most common questions I get from buyers looking at Savanna at Lakewood Ranch is about the floor plans. What models are available? How big are the homes? What should I expect when I walk through the door? I've been through dozens of homes in this community over the years, and I can tell you that the variety here is one of Savanna's biggest strengths.
Savanna sits on 304 acres at the intersection of SR-64 and Lorraine Road in Bradenton, FL 34211. It was developed by two of the country's most recognized national builders — Meritage Homes and Lennar — and that combination gives buyers a range of floor plans, design styles, and price points that you won't find in a single-builder community.

Meritage Homes — Classic Series Floor Plans
Meritage offered two distinct product lines in Savanna: the Classic Series and the Signature Series. The Classic Series was designed for families who wanted a well-built home with strong square footage without pushing into the largest footprints. These homes range from 4 to 5 bedrooms with 2 to 4.5 bathrooms and up to approximately 3,244 square feet. Original base pricing started around $335,990.
Specific Classic Series models you'll find on resale in Savanna include the Jade, a single-story 4-bedroom, 3-bath design with approximately 2,472 square feet that includes a den or home office and is available with a 3-car garage option. There's also the San Marino, a two-story 5-bedroom, 3.5-bath plan at roughly 2,858 square feet — a model I've shown multiple times because of how well the open layout flows between the kitchen, dining, and great room.

Meritage Homes — Signature Series Floor Plans
The Signature Series is where Savanna really steps up in scale. These homes range from 4 to 8 bedrooms, 2.5 to 4.5 bathrooms, and reach over 5,000 square feet. Original base pricing started around $412,990. Meritage offered nine total home designs across both series, set on lots ranging from 50 to 75 feet wide.
The standout Signature model is the Majestic, a two-story plan with approximately 3,000 square feet and 4 bedrooms. This model won three awards at the 2017 Manatee-Sarasota Building Industry Association Parade of Homes — Best Master Suite, Best Floor Plan, and Best Architectural Detail. When you walk through a Majestic, you understand why it swept those categories.

One thing worth knowing about every Meritage home in Savanna: they're all 100% ENERGY STAR certified. Meritage builds with energy efficiency baked into the design — better insulation, high-performance HVAC systems, and tighter building envelopes. Buyers I've worked with have reported noticeably lower utility bills compared to older homes in the area.
Lennar — Manor Home Floor Plans
Lennar purchased 150 of Savanna's 475 home sites from Meritage in July 2015 and brought six manor home floor plans to the community. These range from approximately 2,244 to 3,867 square feet, with 3 to 6 bedrooms and 2 to 4 bathrooms. Original pricing was in the $300,000s to $400,000s.
The most distinctive Lennar model in Savanna is the Liberation, part of Lennar's NextGen line. This is a two-story plan at roughly 3,867 square feet with 6 bedrooms and 4+ bathrooms. What makes it unique is the integrated private living quarters — a separate suite with its own bedroom, full bathroom, living area, kitchenette, breakfast nook, and dedicated one-car garage. It's essentially a home within a home, designed for multigenerational families or buyers who want a fully self-contained guest suite. The Liberation was also recognized at the 2017 Parade of Homes.

What's Available Now on Resale
Savanna was built out across multiple phases — Phase I, Phase II A&B, Phase III, and Phase IV — starting around 2015. Since there's no new construction available, all purchases are resale. As of 2026, resale listings in Savanna range from approximately $505,000 to $1,290,000, with a median around $845,000. That's a significant jump from the original base prices, which reflects both the appreciation in Lakewood Ranch and the upgrades that homeowners have added over the years.
Every home in Savanna backs to either wetlands, conservation areas, or ponds — there are no back-to-back home sites. That's a design decision that makes a real difference when you're standing on a lanai looking out at a preserve instead of your neighbor's back wall.
Which Floor Plan Is Right for You?
If you're a couple or a small family and you want single-story living with a manageable footprint, look for the Jade or one of the smaller Classic Series resales. If you need space for a larger family or want dedicated upstairs bedrooms for kids, the San Marino or Palmyra give you that two-story layout without feeling oversized. And if you have parents moving in or you want true multigenerational flexibility, the Lennar Liberation is hard to beat.
