If you are looking for a brand-new home under $450K in Southwest Florida, you have more options than you might think. As of July 2026, production builders are active in Parrish, Palmetto, and North Port — and they are competing for buyers.
That competition means incentives. Rate buydowns, closing cost credits, upgrade packages — builders are willing to deal, especially on homes that are close to completion. I help buyers navigate these incentive packages every week, and having a buyer agent costs you nothing with new construction.
Major Builders in the Area
Here is who is building homes under $450K in the area as of July 2026:
Lennar is the biggest player. Their Everything's Included package bundles upgrades into the base price, so what you see is closer to what you get. They are active in Parrish and North Port with homes starting in the low $300Ks.
DR Horton builds at the most affordable price points. Express Homes, their entry-level brand, starts in the high $200Ks in North Port. The finishes are basic, but the structures are sound and built to current Florida building code.
Ryan Homes has communities in Parrish with homes starting around $300K. They offer a lot of floor plan variety and tend to include more standard features than DR Horton at a slightly higher price point.
Meritage Homes focuses on energy efficiency. Their homes come standard with spray foam insulation, high-efficiency HVAC, and ENERGY STAR certification. Prices start in the mid-$300Ks in the area.

Communities to Check Out
Parrish Communities
Parrish has become the epicenter of new construction in Manatee County. North River Ranch is the largest master-planned community with homes from multiple builders. Reverie at Trailhead and Del Webb Sunbridge for the 55-plus crowd are also drawing strong interest.
As of July 2026, prices in Parrish new construction range from $290K to $450K depending on the builder and floor plan. Most communities are along the 675 corridor with easy access to I-75.
Palmetto Communities
Palmetto new construction is more limited than Parrish, but communities like Terra Sole and smaller infill projects offer options in the $320K to $430K range. The advantage of Palmetto is location — you are closer to the coast and to Bradenton than you would be in Parrish.
North Port Communities
North Port is where Sarasota County buyers go for new construction under $450K. Wellen Park, formerly West Villages, is the master-planned community anchoring growth, with its own town center, parks, and the Atlanta Braves spring training facility.

What to Watch for With New Builds
New construction comes with its own set of considerations that differ from buying resale.

Builder contracts are written by the builder's attorneys, not yours. I always recommend having your own real estate attorney review the contract. There are negotiable items you might not realize you can push on.
The base model vs. the model home is a big one. Builders invest heavily in their model home upgrades. The base price does not include many of the features that make the model look so good. Get a clear line-item list of what is standard and what costs extra before you get attached to the model.
Timelines move. Builders quote completion dates, but supply chain issues and permitting delays can push delivery back by weeks or months. Build some flexibility into your timeline and do not sell your current home until you have a firm closing date.
Inspections still matter, even on new construction. The county inspection process catches code issues, but a private inspector will find quality issues that county inspectors do not look for. I recommend both a pre-drywall inspection and a final walk-through inspection.
CDD Fees — The Hidden Monthly Cost
CDD fees are the single biggest surprise for new construction buyers who are not prepared. In most new communities in Parrish, Palmetto, and North Port, the developer creates a Community Development District to finance infrastructure — roads, utilities, parks, and stormwater management.
The CDD assessment shows up on your property tax bill and typically runs $1,500 to $3,000 or more per year. That is on top of your regular property taxes and any HOA fees.
Here is what most people do not know: CDD bonds are typically 20 to 30 years. You pay them for the life of the bond. They are not optional, and they do not go away when the community is built out.
Factor CDD fees into your monthly payment before you fall in love with a floor plan. A home with a $300K price tag and $3,000 in annual CDD fees costs more per month than a $330K home without CDD.

Are CDD fees forever?
The bond term is typically 20 to 30 years. Once the bond is paid off, the CDD assessment drops significantly, but a smaller annual maintenance assessment usually remains. You are paying them for as long as you own the home or until the bond matures, whichever comes first.
Can I use my own real estate agent for new construction?
Absolutely, and you should. The builder sales rep works for the builder. Your agent works for you. Most builders cooperate with buyer agents at no additional cost to you. Just make sure your agent accompanies you on your first visit to register properly.
How long does it take to build?
As of July 2026, most production builders quote 6 to 10 months from contract to closing. Permit processing time varies by county. Manatee County has generally been faster than Sarasota County in recent months.
