The State of the $500K Market in Sarasota County
Sarasota County has always carried a premium over Manatee County, and that has not changed in 2026. But $500K is still a workable budget if you know where to look. You just will not be on Siesta Key.
As of July 2026, the sweet spot for value in Sarasota County is south of the city center. Let me walk you through the areas where your budget goes the farthest.
North Port — Biggest Inventory, Best Value
If you want the most house for your money in Sarasota County, North Port is where you start. As of July 2026, North Port has the largest inventory of homes under $500K in the entire county, and it is not even close.
You will find 3 and 4-bedroom homes in the $320K to $480K range, many with pools and larger lots than you would get anywhere else in the county. Neighborhoods near the Myakkahatchee Creek area and the West Villages are particularly active.
The trade-off with North Port is the drive. You are 30 to 45 minutes from downtown Sarasota, and the infrastructure is still catching up to the growth. But the new Atlanta Braves spring training facility and commercial development along US-41 are changing the area fast.
For buyers who work remotely or do not mind a commute, North Port offers the most space and value in Sarasota County. Period.

Venice Mainland — Character Meets Value
Venice is one of those places people fall in love with on the first visit. The downtown, the beaches, the Italian architecture — it has a personality that is hard to find elsewhere on the Gulf Coast.
On the mainland side of Venice, east of the Intracoastal, you can find homes under $500K as of July 2026. Expect 3-bed, 2-bath homes in the $380K to $500K range in neighborhoods like Venice Gardens, South Venice, and the area around Jacaranda Boulevard.
These are established neighborhoods with mature landscaping and bigger lots than what you will find in newer developments. Most homes were built in the 1980s through early 2000s, so condition varies. A thorough home inspection is your best friend here.
Condos Near the Beach Under $500K
Want to be close to the water? Condos are your path at this price point. As of July 2026, you can find condos in the $250K to $480K range on or near Siesta Key, Lido Key, and Venice Beach.
The lower end of that range will be older buildings and smaller units. The higher end gets you updated 2-bed, 2-bath condos with water views in some cases.
A word of caution: carefully review the condo association financial health. Florida post-Surfside reserve requirements have changed the game. Some buildings have hit owners with $20K to $50K special assessments for structural repairs and reserve funding. I always pull the reserve study and recent meeting minutes before my buyers commit. What $500K Gets You vs. $400K

The jump from $400K to $500K in Sarasota County is significant. Here is what the extra $100K typically buys you: newer construction from the 2000s and 2010s, updated kitchens and bathrooms instead of full renovation projects, and pools become much more common. You will also find homes in better school zones and closer to shopping and dining.
In North Port specifically, $500K can get you a 4-bed, 2-bath home with a pool and a 2-car garage built in the last 10 years. That is a lot of house for the money compared to what you would get in Bradenton or Sarasota proper.
Neighborhoods to Watch
South Venice is seeing a lot of activity right now. The proximity to Venice Beach, Caspersen Beach, and the Venetian Waterway Trail makes it attractive, and prices have not fully caught up to demand.
The area around Wellen Park in North Port is another hot spot. Major commercial development and new schools are pulling families in, and resale values in surrounding neighborhoods are trending upward.
I would also keep an eye on Osprey and Nokomis for buyers at the top of the $500K range. Older homes in these areas occasionally come under budget and put you in an incredible location between Venice and Sarasota. I believe so. The infrastructure development — new roads, schools, retail, and the Braves spring training facility — is bringing sustained growth. Buyers who purchased five years ago have seen strong appreciation, and the area still has room to grow.
What about flood insurance in Sarasota County?
It depends entirely on the flood zone. Many inland homes in North Port and Venice mainland are in Zone X, which is minimal risk, and do not require flood insurance. Coastal and waterfront properties are a different story. I always check the flood zone before we make an offer.
