Savanna at Lakewood Ranch is a gated community of approximately 475 single-family homes spread across 304 acres. It's located at SR-64 and Lorraine Road in Bradenton, FL 34211. The community has 24/7 security patrol, which contributes to the overall sense of safety and privacy.
Because Savanna was built out between 2015 and 2019 across multiple phases, the neighborhood has a settled, established feel. You're not isolated here — Savanna is in the middle of a well-developed corridor with everything you need within a short drive.
Flood Risk and Insurance
Most of Lakewood Ranch falls within FEMA Zone X, which is classified as minimal flood risk. Some areas are designated Zone AE, which does require flood insurance. The specific zone depends on where a home sits within the community. I verify the flood zone for every property my buyers consider because it directly impacts insurance premiums and monthly costs.

What I Tell Buyers About Savanna
When buyers ask me about Savanna at Lakewood Ranch, I tell them it's a strong choice for people who want a newer, well-maintained home in a gated community with real amenities and conservation views. The fact that it's fully built out means no construction surprises. The lot layout is better than average. And the price range — currently $505,000 to $1,290,000 with a median around $845,000 — positions it as a solid value compared to some of the newer Lakewood Ranch communities that come with higher price tags and unfinished build-outs.
