But Heritage Harbour isn't for everyone, and I think honesty about that is more valuable than a sales pitch. Below, I'll walk you through everything you need to know before buying here—the good, the not-so-good, and the details most listing descriptions leave out.

Where Is Heritage Harbour?


Heritage Harbour sits in East Manatee County, just off SR-64 (Manatee Avenue) near I-75 Exit 220. It's a 2,500+ acre master-planned community built along the Manatee River, and its location is one of its strongest selling points. The ZIP code is 34212.


There are two main entrances from SR-64, both clearly marked. From the community entrance, you're less than a minute from the I-75 on-ramp, which means roughly 20 minutes to downtown Sarasota, 25 minutes to Anna Maria Island, and about 50 minutes to Tampa International Airport. Townhomes: $244K–$380K. A solid middle ground between condos and single-family homes, with private entrances and attached garages.


Twin villas and coach homes: These fill the gap between townhomes and detached single-family homes, with shared walls but a more spacious feel than traditional condos.


The median home price in Heritage Harbour currently sits around $432,500. Roughly 3,800 homes have been built so far, with the community planned for 5,000+ at full buildout.


Original construction was led by Lennar, and you'll still find plenty of Lennar-built resale homes throughout the community. More recently, D.R. Horton has been building in the Westhaven section, and Altcess is constructing new Club Homes—so new construction is still available if you want to build.


Key Sub-Communities


River Strand: The largest sub-community with approximately 1,870 homes. River Strand is resort-style living at its best—it has its own golf course, clubhouse, pools, and dining. It tends to attract active adults and retirees, though there's no age restriction.


Stoneybrook at Heritage Harbour: A gated community of about 947 homes that skews more family-friendly. Good mix of single-family homes with a neighborhood feel.


Lighthouse Cove: Around 500 homes and generally the most affordable entry point into Heritage Harbour. Great option for buyers who want the amenity package without the higher price tags found in River Strand.

This is where Heritage Harbour really shines. The amenity package here rivals—and in some ways surpasses—what you'll find in Lakewood Ranch, often at lower home prices.


The centerpiece is the 39,000-square-foot River Club, a Tuscan-inspired clubhouse that serves as the social hub of the community. Inside you'll find a 3,500-square-foot fitness center, event spaces, and gathering areas.


Outside the clubhouse, the amenity list is extensive:


Aquatics: 9+ pools scattered throughout the community, including resort-style pools, lap pools, and smaller neighborhood pools.


Racquet sports: 9 Har-Tru tennis courts and 8 pickleball courts. The pickleball scene here is active and growing.


Golf: 45 holes total. River Strand has 27 holes of private golf for its residents, while the Heritage Harbour Golf Club offers 18 holes of public golf accessible to all community residents and visitors.


Dining: Multiple options including Lighthouse Pizza & Grill, the River Strand clubhouse dining room, and the Tiki Bar. You don't have to leave the community for a decent meal.


Central Park: A massive green space anchored by the 70-acre Beacon Lake. You'll find sports fields, a disc golf course, walking and biking trails, and open space for events. It's a genuine park—not just a retention pond with a bench.


Marina and River Access


If I had to pick one feature that truly differentiates Heritage Harbour from every other master-planned community in Bradenton, it's the marina.


The Heritage Harbour Marina sits directly on the Manatee River and offers 116 boat slips, a fuel dock, a ship store, kayak launch, and a fishing pier. The Manatee River connects to Tampa Bay and the Gulf of Mexico, so you have direct access to some of the best fishing and boating waters on Florida's west coast.


Beyond the marina itself, certain homes in River Strand sit along canals that provide direct river access from your backyard. Imagine pulling your boat out of your dock and being on Tampa Bay in under an hour. For boaters, this is an extraordinary lifestyle perk—and it's genuinely rare in a master-planned community at this price point.


Even if you don't own a boat, the marina area is a great spot for fishing off the pier, launching a kayak, or just watching the sunset over the river.


Schools Near Heritage Harbour


For families with school-age children, the zoned public schools are solid:


Freedom Elementary School: GreatSchools rating of 7 out of 10. Well-regarded in the district with strong parent involvement.


Carlos E. Haile Middle School: Rated 6–8 out of 10 on GreatSchools depending on the metric. A reliable middle school option.


Lakewood Ranch High School: GreatSchools rating of 8 out of 10 with a 97% graduation rate. This is one of the top-performing high schools in Manatee County and a real draw for families.

2. Sub-community HOA: Each neighborhood (River Strand, Stoneybrook, Lighthouse Cove, etc.) has its own HOA with its own dues covering neighborhood-specific amenities, landscaping, and maintenance.


3. CDD (Community Development District): This is an annual tax assessment that pays for the original infrastructure—roads, utilities, stormwater management. It appears on your property tax bill.

Pros


Marina and river access: This is genuinely unique among Bradenton's master-planned communities. If waterfront living and boating matter to you, Heritage Harbour delivers in a way its competitors simply don't.


Incredible amenity package: 45 holes of golf, 9+ pools, tennis, pickleball, fitness, dining, a 70-acre park—it's hard to find this level of amenities anywhere in the area.


I-75 right at the entrance: The highway access is genuinely outstanding. Commuters, travelers, and anyone who values easy connectivity will appreciate this daily.


Wide price range: From $200K condos to $860K single-family homes, there's an entry point for many different budgets.


New construction still available: Between D.R. Horton's Westhaven and Altcess's Club Homes, you can still build new in an established community—best of both worlds.


On-site healthcare: Sarasota Memorial has an urgent care facility right in the community. For families and retirees especially, that's a meaningful convenience.


Comparable amenities to Lakewood Ranch at lower prices: You get a similar resort lifestyle, often with a lower price tag on the home itself.


Cons


Triple-fee burden: The combined Master HOA + sub-community HOA + CDD can total $6,200 to $22,500+ per year. That's a real carrying cost that some buyers underestimate. Always factor this into your monthly budget.


Flood zone considerations: Some parcels in Heritage Harbour fall within FEMA flood zone AE, which means you'll need flood insurance. Not every home is affected, but it's essential to check the specific lot. I always verify this for my buyers.


SR-64 traffic: Manatee Avenue can get congested, especially during summer weekends when beach traffic peaks. The I-75 interchange helps, but getting east or west on SR-64 can test your patience.


Ongoing construction: With 3,800 of 5,000+ homes built, there's still active construction happening. If you want a fully built-out, settled community, Heritage Harbour isn't quite there yet.


Strict HOA rules: No overnight street parking, no garage sales, and various architectural guidelines. If you value fewer restrictions on your property, this may feel constraining.
