River Strand vs Heritage Harbour: What’s the Difference?
This is one of the most common questions I get from buyers searching east Bradenton: what’s the difference between River Strand and Heritage Harbour? The short answer is that River Strand is inside Heritage Harbour—it’s a gated sub-community within the larger master-planned development. But the longer answer involves different gates, different golf courses, different HOA layers, and very different lifestyles depending on which section you buy in.
I’m John Belt, a Bradenton-area real estate agent who works extensively in both communities. Here’s how they compare across every category that matters to buyers.
Location and Layout
Heritage Harbour is the master-planned community—roughly 2,500–2,800 acres approved as a Development of Regional Impact (DRI) in 2000, originally called Heritage Sound. It sits at the northeast corner of I-75 and SR-64 in Bradenton, FL 34212, and is planned for approximately 5,000 residences.
Heritage Harbour contains several distinct neighborhoods:
River Strand Golf & Country Club—private, gated, 1,067 acres, roughly 1,870 homes, bundled 27-hole golf community.
Stoneybrook at Heritage Harbour—private, gated, Spanish Mediterranean architecture, with its own 18-hole public golf course (Heritage Harbour Golf Club).
Lighthouse Cove—the most affordable section, includes townhomes, condos, and single-family homes. Not gated.
Westhaven at Heritage Harbour—a newer sub-community by D.R. Horton.
So when someone says they live in Heritage Harbour, they could be in any of these neighborhoods. When someone says they live in River Strand, they’re specifically behind River Strand’s private gate with its own amenity package.
Homes and Architecture
River Strand: All homes built by Lennar (2006–2018) with a consistent Florida Mediterranean style—barrel tile roofs, brick paver driveways, professional landscaping. Eight home types from 1,107-sq-ft condos to 3,955-sq-ft estates. Current median sale price around $375,000. Only 12 riverfront homes with boat docks in the entire community.
Broader Heritage Harbour (Stoneybrook, Lighthouse Cove, Westhaven): More architectural variety. Stoneybrook features Spanish Mediterranean styling. Lighthouse Cove includes townhomes and condos at lower price points. Westhaven offers newer construction by D.R. Horton. Price ranges vary from under $200,000 in Lighthouse Cove to $500K+ in Stoneybrook.
Golf Courses
This is a major differentiator.
River Strand: Arthur Hills–designed 27-hole private course (Estuary, Sanctuary, and Tributary nines) with a $5.8 million renovation completed in 2023. Bundled—golf membership is deeded to homes in the Golf Section (1,299 homes). Greens fees are included; cart fees apply. This is a private course. Non-residents cannot play.
Heritage Harbour Golf Club (Stoneybrook): An 18-hole public course. Anyone can book a tee time, and it serves as Stoneybrook’s community course. Different management, different pricing, different experience.
If you want private, bundled championship golf, River Strand is the choice. If you want occasional golf without the commitment, the public course at Stoneybrook works fine, and you can also play it from anywhere else in Heritage Harbour.
Amenities
River Strand (exclusive to River Strand residents): 39,000-sq-ft recently renovated clubhouse with multiple dining venues (formal dining, grille, sports bar, tiki bar). Nine pools (two resort-style, one resistance pool, six satellite pools). 3,500-sq-ft fitness spa plus a second fitness center. Nine Har-Tru clay tennis courts. Eight pickleball courts. Aqua driving range. Full-time activities director. Walking and jogging trails.
Heritage Harbour (shared across all neighborhoods): Heritage Harbour Park (99.3 acres with disc golf, a 2.5-mile trail around Beacon Lake, and a dog park). Central Park with soccer fields, baseball fields, playground, and picnic areas. A 70-acre fishing lake (Beacon Lake). Walking and biking trail network connecting neighborhoods.
River Strand residents get both—their own exclusive amenities plus access to the shared Heritage Harbour parks and trails. Residents of Stoneybrook, Lighthouse Cove, and Westhaven only get the shared Heritage Harbour amenities.
HOA, CDD, and Fees
Both River Strand and the rest of Heritage Harbour share the Heritage Harbour CDD assessment (approximately $2,112/year on the property tax bill) and the Heritage Harbour Master Association fee. But River Strand adds its own sub-association fee on top, which varies by neighborhood.
River Strand total monthly costs: $258–$375 for single-family homes, $372–$741 for coach homes, $427–$947 for condos. Plus one-time closing costs of $2,700.
Other Heritage Harbour neighborhoods: Generally lower total monthly costs because there’s no River Strand sub-HOA layer and no bundled golf component. Lighthouse Cove and Westhaven tend to have the lowest fees.
Pricing Comparison
River Strand’s median sale price (roughly $375,000) reflects the premium for bundled golf and resort amenities. Stoneybrook homes tend to run slightly lower, and Lighthouse Cove is the most affordable entry point into Heritage Harbour. Westhaven’s newer D.R. Horton construction falls in between.
If you’re trying to get into the Heritage Harbour area at the lowest price, Lighthouse Cove or Westhaven will likely be your starting point. If you want the full resort/golf experience, River Strand is where you’ll land—and current market conditions make it more accessible than it’s been in years.
Schools
All Heritage Harbour neighborhoods share the same school zones: Freedom Elementary (GreatSchools 7/10), Carlos E. Haile Middle (GreatSchools 8/10), and Braden River High School (GreatSchools 5/10). School choice allows transfers to Lakewood Ranch High (Niche A-) about five to six miles south.
Which One Should You Choose?
Choose River Strand if: You want bundled golf on a championship course. You value resort-scale amenities (nine pools, nine tennis courts, eight pickleball courts, multiple dining venues). You prefer a gated community with 24-hour manned entry. You’re willing to pay higher HOA fees for a higher-end lifestyle.
Choose another Heritage Harbour neighborhood if: Golf isn’t a priority. You want lower monthly fees. You prefer newer construction (Westhaven). You’re looking for the most affordable entry point into this area (Lighthouse Cove). You want a gated community without the golf premium (Stoneybrook).
Either way, you’re getting the benefits of Heritage Harbour’s location—half a mile from I-75, right next to the Costco/Target shopping center, and within the same school zones.
Frequently Asked Questions
Can Heritage Harbour residents use River Strand amenities?
No. River Strand’s amenities—the 27-hole golf course, clubhouse, pools, tennis and pickleball courts, and fitness centers—are exclusive to River Strand homeowners and their guests. Heritage Harbour residents in Stoneybrook, Lighthouse Cove, or Westhaven cannot access them. However, all Heritage Harbour residents, including River Strand, share the common parks, trails, and Beacon Lake.
Do River Strand and Heritage Harbour have the same HOA?
They share the Heritage Harbour Master Association and the Heritage Harbour CDD. But River Strand has additional sub-HOAs specific to each neighborhood within its gates. So River Strand residents pay three layers of fees, while other Heritage Harbour residents typically pay two.
Which has better resale value?
River Strand homes generally hold higher absolute values because of the bundled golf and resort amenities, but they also carry higher carrying costs. Both communities have seen price corrections from 2023–2024 peaks. In a buyer’s market, the gap can narrow as sellers in both areas compete for attention. Long-term value in River Strand is supported by the $5.8 million course renovation and $8.5 million clubhouse upgrade.
Are both communities gated?
River Strand and Stoneybrook at Heritage Harbour are both gated with staffed entry. Lighthouse Cove is not gated. Westhaven’s gating varies. If security and gate access are important to you, confirm the specific sub-community before you buy.
