Bradenton has two standout luxury gated communities that attract high-end buyers from across the country: Legends Bay on the west side and The Concession on the east side. Both offer custom homes, gated privacy, and resort-style amenities—but the lifestyles they deliver are fundamentally different.


I'm John Belt, a Bradenton-area real estate agent who works with luxury buyers in both communities. Here's an honest side-by-side comparison to help you figure out which one fits your priorities.


The Big Picture: Bayfront vs. Golf Course


The most important distinction is the setting. Legends Bay is a bayfront community built along over a mile of Sarasota Bay shoreline. The Concession is a private golf community centered around a Jack Nicklaus and Tony Jacklin–designed championship course that spans 520 acres.


If your dream home includes watching sunsets over the water from your observation pier, launching a kayak from your community dock, and being 14 minutes from the beach—Legends Bay is the answer. If your ideal lifestyle revolves around walking out your back door onto a top-10 residential golf course with a 33,000-square-foot clubhouse—The Concession is where you belong.


Neither is objectively better. It comes down to which lifestyle you want to live every day.


Community Size and Exclusivity


Legends Bay has approximately 150 homes on its bayfront property. This makes it one of the smallest luxury gated communities in the Bradenton area. The compact size creates a close-knit atmosphere where residents tend to know each other, and the low density means less traffic and more privacy.


The Concession spans over 1,200 acres with 255 estate homesites ranging from one-half acre to over one acre. It's a larger community overall, but the generous lot sizes and sprawling acreage keep density extremely low. The community is built among century-old oaks, towering pines, a stream, and wetlands, giving it a park-like feel.


Both communities deliver genuine exclusivity—they just accomplish it differently. Legends Bay does it through sheer small size and bay access. The Concession does it through massive acreage and estate-sized lots.


Homes and Architecture


Legends Bay homes were built exclusively by Medallion Home in a Spanish Revival and Venetian architectural style. Homes range from 2,000 to 6,900 square feet with 3 to 6 bedrooms. The single-builder approach gives the community a cohesive Mediterranean look—barrel tile roofs, stucco exteriors, arched entryways. All homes were built to Green Building standards with energy-efficient construction.


The Concession features custom estate homes from multiple prominent builders, including Lee Wetherington Homes, John Cannon Homes, and Anchor Builders. There's more architectural variety here, with estates ranging from approximately 3,000 to over 8,000 square feet. Homes are set on large lots of one-half acre or more, often with golf course views or natural preserve backdrops.


Both communities deliver luxury finishes and custom construction, but the approaches differ. Legends Bay offers consistency and a unified aesthetic. The Concession offers variety and the ability to choose from multiple high-end builders.


Price Comparison


Legends Bay: Approximately $950,000 to over $5 million. The entry point is lower because the community includes smaller floor plans in the 2,000-square-foot range. Top-end pricing is driven by bayfront positioning and water views.


The Concession: Approximately $1 million to over $5 million. Estate home and homesite packages start around the $1 million mark, with the most premium golf course–fronting estates exceeding $5 million. Golf membership is a separate cost.


In both communities, the upper end of pricing is comparable. The main difference is entry point—Legends Bay has options in the high $900s, while The Concession's starting prices are generally at or above $1 million.


Golf


Legends Bay does not have its own golf course. However, it's directly adjacent to the IMG Academy Golf Club, a private 18-hole course designed by Mark McCumber. Access is available but separate from the community.


The Concession was built around golf. The Jack Nicklaus and Tony Jacklin private 18-hole course spans 520 acres and has been ranked among the top 10 residential golf courses in America by Golfweek. The "core" design means no interior roads cross the course and very few rooflines are visible during play—a level of golf immersion that few communities anywhere can match.


If golf is central to your lifestyle, The Concession is the clear choice. If golf is something you enjoy occasionally but it's not your primary lifestyle driver, Legends Bay's proximity to IMG Academy's course and other area courses provides plenty of options without the obligation of a golf membership.


Amenities Comparison


Legends Bay amenities: Clubhouse, resort-style heated pool, observation pier on Sarasota Bay, walking trails, dock and fishing access, gated entry with attendant, maintenance-free landscaping.


The Concession amenities: 33,000-square-foot clubhouse with formal dining room, private grill room, card and billiard room, sports clubhouse with fitness center, 2 tennis courts, Olympic-size swimming pool and spa, spacious verandas overlooking the 18th hole.


The Concession's amenity package is larger in scale—the clubhouse alone is a significant social destination with multiple dining venues and a full spa-level fitness center. Legends Bay's amenities are more intimate but include something The Concession simply cannot offer: direct Sarasota Bay waterfront access with an observation pier, dock, and fishing.


Location and Proximity


Legends Bay sits in West Bradenton on Sarasota Bay. Key distances: Bradenton Beach (7 miles / 14 min), SRQ Airport (7 miles), Downtown Sarasota (11 miles), UTC Mall (13 miles), Longboat Key (12 miles / 20 min).


The Concession is located in East Bradenton near Lakewood Ranch. Key distances: Lakewood Ranch Main Street (5 miles), UTC Mall (8 miles), SRQ Airport (12 miles), Downtown Sarasota (15 miles), Bradenton Beach (18 miles / 30+ min).


The location difference is significant for beach access. Legends Bay owners are less than 15 minutes from Anna Maria Island. Concession owners face a 30-plus-minute drive to the same beaches. Legends Bay is also closer to the airport. The Concession, on the other hand, is closer to Lakewood Ranch's dining, shopping, and cultural scene at Waterside Place and Main Street.


HOA and Annual Costs


Legends Bay: HOA approximately $3,800/year ($317/month). CDD assessment included in property taxes. Average total property tax approximately $10,630/year.


The Concession: HOA fees vary but are generally higher due to the golf course and larger amenity package. Golf club membership is an additional annual commitment. Total annual costs for homeowners with full golf membership can be significantly higher than Legends Bay.


For buyers who want luxury community living with lower ongoing costs and no mandatory golf membership, Legends Bay has a clear advantage. For buyers who see golf club membership as an essential part of their lifestyle, The Concession's all-in cost is justified by the world-class course and clubhouse.

Choose Legends Bay if you want bayfront living on Sarasota Bay, a smaller and more intimate community, proximity to Anna Maria Island and Bradenton Beach, maintenance-free living with lower HOA costs, and adjacency to IMG Academy.
