Lakewood Ranch is one of the fastest-growing master-planned communities in the United States, and new construction is a major reason why. If you are shopping for a brand-new home in 2026, here is what is being built, who is building it, and what to know before signing a contract.

Active Builders in Lakewood Ranch

Several national and regional builders are actively selling as of mid-2026. Toll Brothers, Pulte Homes, Taylor Morrison, Neal Communities, Mattamy Homes, and Smith Douglas all have communities in various stages. This competition benefits buyers through incentives and competitive pricing.

Communities Open for Sales Right Now

Toll Brothers is opening the Egret Collection at Monterey in summer 2026 with prices starting around $1.4 million. Homes range from approximately 4,300 to 5,800 square feet with up to five bedrooms and four-car garages.

Pulte Homes is actively selling at Sapphire Point starting from roughly $499,990. Taylor Morrison is planning Esplanade at Cammaray, expected to open in early 2027.

Neal Communities continues building in several villages with generous standard features. Mattamy and Smith Douglas offer floor plans at various price points across the eastern expansion.

Price Ranges for New Construction

New homes span a wide range. Townhomes start in the low $300s. Single-family homes begin around $400,000 to $500,000. Luxury homes range from $800,000 past $2 million. For a full breakdown, see our new construction buyer's guide.

Builder Incentives Worth Asking About

Builders regularly offer rate buydowns, closing cost credits of $5,000 to $20,000, design center upgrades, and waived lot premiums. These change frequently, so always ask what is currently available.

Important: bring your own Realtor the first time you visit a model home. If you register without an agent, the builder may not allow your Realtor to represent you later. Having your own agent costs you nothing.

New Construction vs Resale

New construction offers modern floor plans, energy efficiency, warranties, and custom finishes. Resale offers mature landscaping, lower CDD fees, and faster move-in. Check the latest Lakewood Ranch market update to compare.
