Lakewood Ranch continues to expand with new construction opportunities across dozens of active communities. With more than 16 national and regional builders competing for buyers, the options range from townhomes in the $300s to custom estates well above $2 million. If you're considering new construction, here's what you need to know about the current landscape.


Why Buy New Construction in Lakewood Ranch


New homes in Lakewood Ranch are built to the latest Florida building codes, which means impact-rated windows and doors, reinforced roof-to-wall connections, and energy-efficient construction as standard features. That translates to lower insurance premiums, lower utility bills, and less maintenance compared to resale homes built under older code cycles.


Buyers also get the opportunity to personalize finishes, select lot positions, and in many cases negotiate builder incentives that can include closing cost credits, rate buydowns, and design center upgrades. Incentive packages are currently running at five-year highs, with credits ranging from $15,000 to $50,000 or more depending on the builder and community.


Active New Construction Communities


Star Farms at Lakewood Ranch


Star Farms is one of the largest new communities in the Lakewood Ranch corridor, with homes ranging from the mid-$300s for townhomes to over $3 million for custom estate homes. D.R. Horton and Homes by WestBay are among the active builders. The community is gated and features its own amenity center with pool, fitness facilities, and trail connections.


Sweetwater by M/I Homes


Sweetwater is a gated community offering villas and single-family homes priced from the $400s to the $900s. M/I Homes' River Series floor plans have been particularly popular, with open layouts, covered lanais, and three-car garage options on many models.


Solera at Lakewood Ranch


Solera offers D.R. Horton's more affordable new construction, with single-family homes starting in the low $400s. The community targets first-time and move-up buyers who want Lakewood Ranch access at a competitive price point.


Lorraine Lakes by Lennar


Lennar's Lorraine Lakes community features their Everything's Included package, where premium finishes, smart home technology, and upgraded appliances come standard. Prices range from the mid-$400s to the $700s, and the community's location on the eastern edge of Lakewood Ranch provides easy access to I-75.


For 55+ buyers, Del Webb, Cresswind, and the Esplanade series all have active new construction phases with homes starting in the mid-$300s to high $400s.


Builders to Know


Taylor Morrison, Lennar, PulteGroup (including Del Webb), D.R. Horton, M/I Homes, Neal Communities, Kolter Homes, David Weekley Homes, Homes by Towne, John Cannon Homes, and Meritage Homes are all building actively in the Lakewood Ranch corridor. Each builder has its own design philosophy, standard inclusion level, and warranty program.


National builders like Lennar and D.R. Horton tend to offer the most aggressive incentive packages, especially on quick-move-in inventory. Regional builders like Neal Communities and John Cannon Homes offer more customization and typically build at a higher specification level. The right builder depends on your budget, timeline, and how much personalization matters to you.


The New Construction Buying Process


Buying new construction in Florida differs from buying resale. You'll typically select a lot, choose a floor plan, then make design center selections for finishes. The build timeline runs anywhere from four to ten months depending on the builder and community. During construction, you'll have scheduled walk-throughs to inspect progress.


One critical step: hire your own home inspector before closing, even on a brand-new home. Builder quality varies, and an independent inspection catches items that the builder's quality control may miss. Florida law gives you a limited window to report construction defects, so the sooner you identify issues, the better.


CDD and HOA Considerations


Nearly all new construction communities in Lakewood Ranch carry CDD assessments that fund infrastructure like roads, drainage, and parks. These assessments appear on your annual property tax bill and can range from zero to over $5,000 per year depending on the community. HOA fees cover amenity access and community maintenance, typically running $100 to $800 per month.


It's important to factor both CDD and HOA into your monthly budget. Your lender should include these costs in your qualifying ratios, but not all lenders are familiar with CDD structures. Working with a local lender who understands Lakewood Ranch's fee structure can prevent surprises at closing.


Current Market Conditions


The Lakewood Ranch new construction market has shifted in the buyer's favor compared to the peak of 2021-2022. Inventory is up, builder incentives are strong, and negotiation room exists on both price and upgrades. That said, the most desirable lots and floor plans in popular communities still move quickly.
