The first and most obvious difference is scale. Lakewood Ranch spans approximately 31,000 acres across the Manatee and Sarasota county border, making it one of the largest master-planned communities in the entire United States. It’s been in development for over two decades and includes multiple distinct villages, each with its own character and amenities.


Wellen Park, at 12,000 acres in South Sarasota County, is significantly smaller but still substantial. Development began in 2018 — much more recently than Lakewood Ranch — and the community is planned to include more than 22,000 homes at full build-out. While Wellen Park is newer and still growing, that newness is part of its appeal: buyers here are getting the latest construction standards, contemporary floor plans, and freshly built amenities.


Location and Geography


Lakewood Ranch sits at the Manatee-Sarasota county border, east of Bradenton and Sarasota. It’s well-positioned for access to Sarasota’s cultural offerings, University Town Center shopping, and the beaches on Siesta Key, Lido Key, and Longboat Key. The community is close to SRQ Airport and has excellent connectivity via I-75 and University Parkway.


Wellen Park is located further south in Sarasota County, between Venice and North Port. Its closest beaches are Venice Beach, Englewood Beach, and Manasota Key — generally quieter and less crowded than the barrier islands near Sarasota. I-75 is three to five miles from Wellen Park, and Punta Gorda is about 20 miles to the south. SRQ Airport is roughly a 30-minute drive north.


In short, Lakewood Ranch is better positioned for Sarasota and Bradenton access, while Wellen Park is closer to Venice and the southern Gulf Coast. Your preferred beach and commute route may be the deciding factor.




Home Prices and Options


Both communities offer a wide range of housing, but their price ranges differ. Lakewood Ranch spans from approximately $300,000 for entry-level condos and townhomes to over $5 million for estate homes in premium villages like Country Club East and Lake Club. The community’s long development history means you’ll find both new construction and resale options across a broad spectrum.


Wellen Park’s current market ranges from about $314,000 to over $2 million. The entry-level and mid-range tiers are generally comparable to Lakewood Ranch, but the ultra-luxury ceiling is lower — at least for now. Because the community is newer, the majority of inventory is new construction from builders like Mattamy, Toll Brothers, Pulte, DR Horton, and Kolter. Home sizes range from around 1,200 square feet for townhomes up to 4,500 square feet or more for large single-family homes.


Both communities include single-family homes, townhomes, villas, and condos. Lakewood Ranch’s larger footprint and longer history give it more overall inventory and variety, while Wellen Park’s newer construction offers modern designs and the latest building standards.

The sheer volume of amenities reflects decades of investment and build-out.




Wellen Park Highlights


Wellen Park counters with Downtown Wellen, its own entertainment and retail district featuring restaurants, shops, and event spaces. CoolToday Park — the Atlanta Braves’ spring training home — brings Major League Baseball to the community. The development includes four golf courses (planned or built), more than 60 miles of trails, and over 900 acres of parks and nature preserves. While Wellen Park has fewer total amenities than Lakewood Ranch today, it’s building quickly and its spring training partnership is unique in the region.


Community Maturity


This is perhaps the most important distinction. Lakewood Ranch is a mature, established community. Its infrastructure is largely complete, its schools are built and proven, its commercial corridors are thriving, and its property values have a long track record. Wellen Park is still in active development. New neighborhoods, amenities, and schools are being added continuously. This comes with both advantages and trade-offs. On the plus side, you’re buying newer construction at potentially lower prices, and you’re getting in early on a community that’s likely to appreciate as it matures. The trade-off is that some infrastructure is still being built, and the full vision for the community won’t be realized for several more years.
