Verona Reserve Homes for Sale — Sarasota, FL
Verona Reserve is one of those quietly excellent communities that doesn't chase attention but earns loyalty from everyone who lives there. Built by Taylor Morrison between 2011 and 2014 in the Venice corridor of south Sarasota County, this gated community of 165 homes offers something increasingly rare in Florida real estate: low-maintenance living at an accessible price point, with no CDD fees, walkable convenience, and proximity to both Venice Beach and I-75.
If you've been searching the Sarasota-Venice market and feeling squeezed by new-construction pricing that starts in the $500s and climbs fast, Verona Reserve offers a compelling alternative — established, well-maintained, and priced in a range that actually makes sense.
The Community at a Glance
Verona Reserve is compact by Florida community standards — just 165 residences split between 60 single-family homes and 105 twin villas (paired villas, two per building). That smaller scale creates a neighborhood feel that larger master-planned communities can struggle to replicate. You know your neighbors. The amenity areas aren't crowded. The HOA is responsive because the community is manageable.
Taylor Morrison designed Verona Reserve around a series of community ponds and a hammock preserve — a natural buffer of mature trees that provides privacy, wildlife habitat, and the kind of green character that's lost when every square foot gets developed. The result is a community that feels more intimate and tree-covered than the typical subdivision.
The community is gated, deed-restricted, and maintains consistent architectural standards, which protects property values and gives the neighborhood a polished, cared-for appearance that's evident from the moment you drive through the entrance on Portopalo Drive off Jacaranda Boulevard.
The Homes
Taylor Morrison offered several floor plans at Verona Reserve, and the two primary types define the community.
Twin Villas make up the majority of the residences (105 of 165 homes). These are paired single-story villas — the Ibis plan being the signature offering — with approximately 1,533 square feet, two bedrooms plus a den, two bathrooms, and a two-car garage. The villas feature 10-foot ceilings, open-concept layouts, split bedroom plans, and covered lanais. They won recognition at the time of construction — the Ibis plan took "Best Overall" at the 2011 Sarasota-Manatee Parade of Homes.
The villa HOA covers exterior maintenance including roof, paint, pressure cleaning, pest control, and lawn care. For buyers who want a lock-and-leave Florida lifestyle — snowbirds, frequent travelers, or anyone who'd rather spend Saturday at the beach than mowing the lawn — this is a significant practical advantage.
Single-Family Homes (60 units) are larger, with floor plans ranging from approximately 1,768 to 2,329 square feet. Models include the Fairmont, Pinehurst, and Elmhurst plans, offering three to four bedrooms and two to three bathrooms. These homes also feature two-car garages, open floor plans, and covered lanais. The Elmhurst, at 2,329 square feet with four bedrooms and three baths, is the largest plan in the community and tends to command the highest resale pricing.
No CDD Fees — A Real Cost Advantage
This is worth highlighting because it's genuinely unusual in the Sarasota-Venice market: Verona Reserve has no CDD (Community Development District) assessment. In most newer Florida communities, CDD fees add $1,500 to $4,000 per year to your property tax bill — a cost that's easy to overlook during the buying process but adds up to tens of thousands of dollars over the life of ownership.
At Verona Reserve, that line item simply doesn't exist. Combined with HOA fees that cover substantial maintenance, the total cost of ownership here is often lower than communities where the sticker price looks similar but the annual CDD assessment adds $200 to $350 per month in hidden carrying costs.
When comparing homes across the Venice-Sarasota corridor, always ask about CDD. It's the cost nobody mentions in the listing but everybody pays.
Location
Verona Reserve sits at the intersection of Jacaranda Boulevard (CR 765) and East Venice Avenue — a location that balances residential quiet with practical convenience.
I-75 is approximately one mile away via the Exit 193 interchange. That's about as close as you can get to the interstate without hearing it, and it makes Verona Reserve exceptionally convenient for commuters heading north to Sarasota (about 20 minutes), Lakewood Ranch (about 25 minutes), or Bradenton (about 35 minutes). Heading south, Fort Myers is roughly 75 minutes.
Downtown Venice and Venice Beach are less than five miles west — close enough for regular trips but far enough that you're not paying beachside property taxes. Venice's downtown offers a charming Main Street with restaurants, boutiques, galleries, and the Venice Theatre. The beaches here — including the famous shark-tooth hunting beaches at Caspersen Beach — are among the best on the Gulf Coast.
Jacaranda Commons Shopping Center is immediately adjacent to Verona Reserve, within walking distance. This includes a Publix, CVS, Planet Fitness, and several restaurants including the British Open Pub, Black Gold Coffee Roasters, and Red Grouper Tavern. Day-to-day errands can be handled without getting on any major road — a convenience that's easy to take for granted until you don't have it.
Schools
Verona Reserve falls within the Sarasota County School District, with well-regarded schools serving the area. Taylor Ranch Elementary is about three miles away and carries a strong 8-out-of-10 rating on GreatSchools. Venice Middle School handles the middle grades. Venice Senior High School serves as the zoned high school, offering AP courses and an IB program.
Private options include Venice Christian School (about two miles away) and Epiphany Cathedral Catholic School in Venice.
Healthcare
Sarasota Memorial Hospital – Venice is a full-service acute-care facility with 110 beds, an emergency room, and surgical suites, located just a few miles from Verona Reserve. This hospital opened relatively recently and has dramatically improved healthcare access for south county residents who previously had to drive to Sarasota for hospital-level care. Sarasota Memorial Urgent Care – South Venice is even closer, at the US-41 and Jacaranda Boulevard intersection.
What to Expect on Pricing
Verona Reserve's resale market is currently one of the more accessible in the Venice corridor. Twin villas are listing from the low $290s to the high $300s, with recent sales in the $310,000 to $445,000 range depending on condition and upgrades. Single-family homes list from the mid-$400s to around $500,000, with some upgraded homes closing in the mid-$500s.
When you factor in the absence of CDD fees and the maintenance-included HOA for villas, the effective monthly cost of living at Verona Reserve often comes in lower than newer communities priced similarly on paper. That's the kind of value that makes a real difference in your monthly budget.
