The USDA loan program is backed by the United States Department of Agriculture and is designed to help moderate-income buyers purchase homes in eligible rural and suburban areas. The program's goal is to promote homeownership in communities that are underserved by conventional lending.

Zero down payment — you can finance 100% of the purchase price. No private mortgage insurance (PMI) in the traditional sense — USDA loans have a guarantee fee that is typically lower than conventional PMI. Parrish and the surrounding communities north of the Manatee River, including many of the newer master-planned developments. Eastern Bradenton unincorporated areas beyond the city limits. Some communities near Ellenton and eastern Lakewood Ranch may also fall within eligible zones depending on exact boundaries.

Income Requirements for USDA Loans


USDA loans are designed for moderate-income borrowers, so there are household income limits. The maximum income is based on the median income for your county and household size. For Manatee County, the 2026 income limits are subject to annual updates, but generally the program allows household income up to 115% of the area median income.


For a typical family of four in Manatee County, this translates to a household income limit in the range of $110,000 to $120,000 — check the USDA income eligibility tool for current figures. Note that USDA uses household income, not just the borrowers' income. Income from all adult household members is counted, even if they won't be on the mortgage.

Upfront guarantee fee: Currently 1% of the loan amount. This can be financed into the loan so you don't pay it out of pocket. On a $300,000 loan, this adds $3,000 to your loan balance.


Annual guarantee fee: Currently 0.35% of the outstanding loan balance, paid monthly. On a $300,000 loan, this is approximately $87.50 per month — significantly less than the typical PMI payment of $150 to $250 per month on a conventional loan with less than 20% down.


These fees make USDA loans one of the most affordable financing options available, especially when you factor in the zero down payment advantage.
