Twin Rivers is one of the most established and spacious communities in Parrish, Florida. Set on roughly 1,800 acres along the Manatee River and Gamble Creek in northern Manatee County, it offers a rare combination of large homesites, private river access, and a country-style setting that is still a short drive to I-75, Lakewood Ranch, Tampa, and the Gulf beaches. Location and Setting


Twin Rivers sits east of US 301 in Parrish, with main entrances connecting to Twin Rivers Trail near Golf Course Road. The community encompasses former pastures, oak hammocks, wetlands, and farmland, with several miles of water frontage along both the Manatee River and Gamble Creek. Despite the rural, country feel, you are only minutes from a Publix shopping center on US 301, restaurants, and daily services.


The Fort Hamer Bridge provides quick access south to Lakewood Ranch and east Bradenton. I-75 is roughly nine miles away, making commutes toward Tampa or St. Petersburg very manageable. Beaches on Anna Maria Island are about 35 to 40 minutes depending on traffic.


Community Sections and Builders


Twin Rivers is not a single-builder subdivision. It is a master-planned community with multiple sections developed by different builders over the years, starting around 2005. The major sections include:


Original Twin Rivers: The earliest phase of the community, featuring custom and semi-custom homes by builders including Arthur Rutenberg. Many of these homes sit on the largest lots in the community, some exceeding one acre.


Reserve at Twin Rivers: A gated enclave built by Medallion Home with just over 100 homes. Features larger lot sizes and luxury-level finishes behind a private gated entry.


The Cove at Twin Rivers: A gated section developed by M/I Homes, one of the first national builders to break ground in Twin Rivers.


The Enclave at Twin Rivers: A smaller collection of single-family homes built by Lennar, offering at least three bedrooms and two full bathrooms.


Creeks Edge at Twin Rivers: The newest section by M/I Homes, currently offering new construction single-family homes with no CDD fees.


Home Styles and Pricing


Twin Rivers features exclusively single-family homes ranging from approximately 1,500 to over 4,700 square feet. Floor plans range from single-story ranch-style homes to large two-story estates with bonus rooms, three-car garages, and resort-style outdoor living areas. You will find three to six bedroom homes with two to five bathrooms.


One of the defining features of Twin Rivers is lot size. Many homes sit on half-acre to one-acre lots or larger, which is increasingly rare in newer Parrish and Bradenton communities. This means genuine privacy, room for pools and outdoor kitchens, and space between neighbors.


Current market snapshot (as of August 2026, sourced from public MLS-fed data): The median sale price for Twin Rivers homes is approximately $733,000 to $775,000. Closed sale prices have ranged from $575,000 to $1,190,000. The average price per square foot is around $269. Active listings currently range from approximately $399,000 to $1,150,000, with about 60 homes on the market including roughly 41 new construction listings. Average annual property taxes run approximately $5,872.


Community Amenities


Twin Rivers offers amenities centered around outdoor living and river access rather than a traditional resort-style clubhouse model. Verified amenities include:


Private controlled-access boat ramp into the Manatee River. Kayak and canoe storage and launch area. A fishing pier. Multiple playgrounds. A community park with a picnic pavilion. Nature and hiking trails with boardwalks. A basketball court. A soccer field. A sand volleyball court.


Important note: Twin Rivers does not have a community pool or clubhouse. The appeal is built around river access, large lots, trails, and outdoor recreation. If a community pool is a priority, nearby communities like North River Ranch or Heritage Harbour may be a better fit.


HOA and Fees


No CDD fee. This is a significant advantage compared to many newer Parrish and Bradenton communities that carry CDD assessments of $2,000 to $4,000 or more per year on top of HOA dues. Twin Rivers HOA dues are generally in the low $100 to $150 per month range, though exact amounts vary by section. The HOA maintains common areas, trails, and amenities. Homeowners are responsible for their own yard care.


Schools Serving Twin Rivers


Based on current Manatee County School District zoning, Twin Rivers addresses are typically assigned to:


Elementary: Annie Lucy Williams Elementary School (PK-5), located at 3404 Fort Hamer Road in Parrish.


Middle: Buffalo Creek Middle School (grades 6-8) in Palmetto.


High School: Parrish Community High School (grades 9-12), a modern campus on Fort Hamer Road. Some addresses may also be zoned for Palmetto High School.


Note: Manatee County is actively redrawing school attendance zone boundaries for the 2026-2027 school year due to rapid growth in the Parrish area. Always verify current school assignments directly with the Manatee County School District before making a purchase decision based on school zoning.


Drive Times from Twin Rivers


I-75: Approximately 9 miles, about 15 to 20 minutes.


Tampa: Around 35 to 40 minutes in typical traffic.


St. Petersburg: Roughly 30 to 40 minutes via I-275 or US 41.


Anna Maria Island: About 35 to 40 minutes depending on route and time of day.


Lakewood Ranch: Approximately 10 to 15 minutes south via Fort Hamer Bridge.


Nearby Attractions


Parrish Community Park on Fort Hamer Road offers a shaded playground, splash pad, walking paths, and an amphitheater that hosts community events and concerts. The Florida Railroad Museum is a short drive away. Ellenton Premium Outlets provides shopping, and the Fort Hamer Bridge connects Parrish to Lakewood Ranch and eastern Bradenton for quick access to UTC Mall, dining, and medical facilities.


Who Is Twin Rivers Right For?


Twin Rivers attracts buyers who want more space and privacy than typical newer subdivisions offer. It is a strong fit if you want half-acre or larger lots, river access for boating and kayaking, a quieter country-style setting close to services, low carrying costs with no CDD fee, or an established community with mature landscaping. It may be less ideal if a community pool, clubhouse, or walkable town center are priorities for your lifestyle.
