Here is the July 2026 market update for Twin Rivers in Parrish, FL. Mid-summer is traditionally a quieter period in the Florida real estate market, but Twin Rivers continues to see consistent interest from buyers attracted to the community's unique combination of large homesites, river access, and no CDD fees. Market Snapshot


Twin Rivers pricing has remained stable through the first half of 2026. The median sale price for the community has held in the low-to-mid $700s, with individual transactions spanning from the mid-$500s to above $1 million. The wide range reflects the diversity of the community, from newer Creeks Edge homes on standard lots to custom-built homes on half-acre-plus river lots in the Reserve section.


Average days on market in the Parrish area have trended slightly higher in 2026 compared to 2024, which continues to benefit buyers with more time to evaluate and negotiate. Properly priced homes in desirable locations within Twin Rivers still attract solid interest.


The No-CDD Advantage


One factor that continues to set Twin Rivers apart is the absence of a Community Development District fee. In many newer Parrish communities, CDD assessments add $2,000 to $4,000 or more per year to the cost of homeownership. Twin Rivers has a modest HOA fee of approximately $100 to $150 per month, but no CDD. Over a 10-year ownership period, the CDD savings alone can amount to $20,000 to $40,000 compared to CDD communities.


New Construction Update


M/I Homes continues building in the Creeks Edge at Twin Rivers section. Creeks Edge offers a range of single-family floor plans on conventional lots, with pricing starting in the low $400s. These homes provide an entry point into the Twin Rivers community at a lower price than the resale market in the original sections. Buyers considering new construction should compare the total monthly cost including the no-CDD advantage when evaluating Creeks Edge against new builds in other Parrish communities.

As we move into late summer and early fall, the Parrish market typically sees a second wave of activity as buyers prepare for the next school year cycle.
