New construction at Trevesta is essentially sold out, which makes this a resale story now. But the community's maturity is actually an advantage for today's buyers — you can see exactly what you're getting, the landscaping is filled in, the amenity center is active, and the neighborhood has settled into its identity.


How Trevesta Was Built


Unlike single-builder communities where every home comes from the same catalog, Trevesta was developed with multiple national and regional builders constructing homes simultaneously. Pulte Homes, D.R. Horton, M/I Homes, David Weekley Homes, Lennar, and Inland Homes all built sections of the community, which means Trevesta has an architectural variety that most master-planned neighborhoods lack.

That diversity is one of Trevesta's strengths — the community serves a wide demographic without any single segment dominating.


The total buildout includes approximately 805 single-family homes, a collection of townhomes (now sold through), and the adjacent Trevesta Place apartment community with roughly 400 rental units. The result is a neighborhood with critical mass — enough residents to support an active amenity center, a strong HOA, and a vibrant community calendar.


The Amenity Center


Trevesta's amenity center is the community's centerpiece, and it punches above the weight class you might expect at this price point. The approximately 5,600-square-foot clubhouse sits overlooking Lake Trevesta and anchors a complex that includes a resort-style pool with a splash pad and spa, a 24-hour fitness center, tennis and pickleball courts, walking and biking trails, parks, and playgrounds.


The community employs a lifestyle director who coordinates a regular calendar of social events — everything from fitness classes and trivia nights to holiday celebrations and food truck gatherings. For buyers coming from up north who are looking for a built-in social network, this matters more than the marketing brochures suggest. Moving to Florida can be isolating if your community doesn't actively foster connections, and Trevesta does.


Location: The I-75 Sweet Spot


Trevesta's location in northern Palmetto, near Ellenton, is strategically valuable in a way that doesn't always photograph well but pays dividends in daily life.


I-75 access is less than two miles away, making Trevesta one of the most highway-convenient communities in the Bradenton-Palmetto market. From the I-75 on-ramp, you're roughly 30 to 35 minutes from downtown Tampa, 20 minutes from downtown Sarasota, and 15 minutes from downtown Bradenton. For commuters who work in any of these cities, that kind of balanced access is hard to find.


I-275 is also nearby, providing a direct route to St. Petersburg and the Sunshine Skyway Bridge. The Ellenton Premium Outlets — one of the largest outlet malls on the Gulf Coast with over 125 stores — is a short drive away. The Manatee River is minutes north, and the beaches of Anna Maria Island are about 25 to 30 minutes west.


For daily needs, Trevesta's adjacent 100,000-square-foot shopping center provides grocery, retail, and services without leaving the immediate area. Additional retail along US-301 and the Ellenton corridor covers everything else.


Schools


Trevesta is zoned for Manatee County schools. Virgil Mills Elementary serves the community at the K-5 level. Buffalo Creek Middle School handles the middle grades. Palmetto High School is the zoned high school.


Families should also be aware of the school choice options available within the Manatee County School District, which allow applications to schools outside your immediate zone. Magnet programs and specialized academies in the Bradenton area provide additional options for families with specific academic interests.


Private school options within commuting distance include Saint Stephen's Episcopal School in Bradenton, Out-of-Door Academy on the Sarasota County line, and Bradenton Christian School.


What to Expect on Pricing


Trevesta's resale market is one of the more accessible in the Bradenton-Palmetto corridor for the quality of community you're getting. Current pricing generally breaks down as follows:


Townhomes, when they come to market, typically list in the $260,000 to $350,000 range. Single-family homes span from the low $300s for smaller, older-construction floor plans to the mid-$600s for the largest, most upgraded executive homes. The median list price hovers around $395,000, with average single-family resales closing near $418,000.


Compared to newer communities in the area — North River Ranch in Parrish, for example, or the active Lakewood Ranch villages — Trevesta often delivers more home per dollar because you're buying established resale rather than new construction at current building costs. The landscaping is mature, the community is proven, and there are no construction-phase surprises.


HOA and Ownership Costs


Single-family home HOA fees run approximately $200 to $250 per month, covering common area maintenance, amenity access, and landscaping of community areas. Townhome HOAs are higher, in the $340 to $400 range, reflecting additional exterior maintenance coverage. A separate CDD assessment appears on the property tax bill. Combined costs are competitive with comparable master-planned communities in the corridor.
