The month's second-largest sale — the $15 million Lido Shores estate — was an all-cash deal. Cash transactions continue to be the preferred method for ultra-luxury buyers, offering speed and certainty that give them a competitive edge in multiple-offer situations.
Barrier Islands Dominate
Seven of the top 10 sales were located on or adjacent to Sarasota's barrier islands: two on Bird Key, two on Longboat Key, one on Lido Key, plus Harbor Acres and Bay Point Park — both of which offer direct bay access. Waterfront and island properties continue to command the county's highest price points.
New Construction Carries a Premium
Four of the top 10 properties were built in 2023 or later. Buyers at the luxury level are showing a clear preference for newer builds that don't require immediate renovation — a trend that's likely to continue as construction costs remain elevated.
Price Appreciation Holds Firm
Several properties showed significant appreciation from prior sales. The Bird Key home at 344 W. Royal Flamingo Drive gained 145% since 2011. The Bay Point Drive property gained 76% since 2018. While past performance doesn't predict future results, these figures reflect sustained demand for well-located luxury real estate in Sarasota County.
