Lakewood Ranch (Sarasota County Side)


Lakewood Ranch straddles the Manatee-Sarasota county line, and several of its newer villages fall within Sarasota County. Buyers often do not realize that their Lakewood Ranch address may place them in a different county for tax, school district, and voting purposes. The Sarasota County portion of Lakewood Ranch tends to feature newer construction and higher price points, with many homes in the $500s to $800s and above.


The appeal is the same as the Manatee County side: resort-style amenities, top-rated schools, new construction, and a growing town center with dining and entertainment. The Sarasota County side simply adds the option of Sarasota County schools and services.

Condos and townhomes start in the low $200s in communities further from the water and climb into the $500s and well beyond for Gulf-view or bay-view units. Single-family homes in inland neighborhoods like Gulf Gate, Bee Ridge, and parts of Palmer Ranch range from the low $300s to the mid-$500s. Waterfront and barrier island homes start around $700,000 and can exceed several million for direct Gulf-front properties.


For buyers who find Sarasota's prices stretching beyond their budget, looking north into Manatee County or south into Charlotte County can open up more affordable options without sacrificing too much in terms of lifestyle and beach access.


Schools and Family Considerations


Sarasota County schools are generally well regarded, with several schools earning high marks in state assessments. The district offers a range of magnet and choice programs, and the county is home to well-known private school options as well. For families with school-age children, the school district can be a meaningful factor in choosing Sarasota County over neighboring Manatee County or Charlotte County.
