If you’re shopping for a home in a gated golf community in the Bradenton and Parrish area, two names come up constantly: River Wilderness and River Strand. Both are well-established, both have championship golf courses, and both offer resort-style amenities. But they’re built for different lifestyles, and understanding the differences can save you time and money.

Location and Setting

River Wilderness is in Parrish, about six miles east of I-75. It sits on 1,500 acres along the northern bank of the Manatee River, surrounded by mature oaks, 59 lakes, and nature preserves. The setting feels more rural and secluded—tucked away from the commercial development along SR-64.
River Strand is in Bradenton, directly off Heritage Harbour Boulevard, about two miles from I-75. The community is 1,100 acres and sits closer to major retail and dining corridors. The Marketplace at Heritage Harbour—with Costco, Target, and dozens of restaurants—is less than a mile from the gate.
If you prioritize convenience and proximity to shopping, River Strand has the edge. If you want a more secluded, natural setting with river access, River Wilderness is the clear choice.
The Golf Courses

This is where the two communities diverge most sharply.
River Wilderness has an 18-hole, par-72 championship course designed by Ted McAnlis. It plays 7,139 yards from the tips and holds Audubon International certification for its environmental stewardship. The course winds through old-growth oaks and along the community’s lakes. Golf membership is optional—annual dues run $4,500 to $5,800 plus a $5,000 initiation fee. You can live here without joining the club.
River Strand has a 27-hole championship layout originally designed by Arthur Hills and renovated by Andrew Green between 2021 and 2023. The three nine-hole courses—Estuary, Sanctuary, and Tributary—rotate in 18-hole combinations, with the longest playing about 7,113 yards. Golf membership is bundled with homeownership for 1,299 of the community’s roughly 1,870 homes. If you buy a golf-deeded home, you’re automatically a golf member.
The key distinction: River Wilderness gives you the choice. River Strand’s bundled structure means most homeowners are paying for golf whether they play or not—but it also means greens fees are included with ownership.
Amenities Comparison
Both communities offer extensive amenities, but the mix is different.
River Wilderness amenities include a 27,000-square-foot clubhouse with fine dining and a pub, 6 Har-Tru tennis courts, pickleball courts, bocce ball, a heated pool, a fitness center, a dog park, and nature trails. The standout feature is the private boat ramp, kayak launch, and marina on the Manatee River—something no other golf community in the area can match.
River Strand amenities include a 39,000-square-foot Tuscan-style clubhouse with four dining venues plus a Tiki Bar, 9 Har-Tru tennis courts, 8 dedicated pickleball courts, nine pools (two resort-style and six satellite pools throughout the neighborhoods), two fitness centers, and a full-time activities director who plans social events year-round.
River Strand has more pools, more courts, and a larger clubhouse. River Wilderness has river access and a more intimate, less crowded feel.
Home Types and Prices
River Wilderness has approximately 850 homes. Villas start around $298,000, single-family homes run $400,000 to $900,000, and custom estates reach $2,350,000. Home sizes range from 1,582 to 5,245 square feet on lots of 0.23 to 0.55+ acres. Architectural styles include Mediterranean, Florida ranch, and contemporary. The community was built from 1985 through the present.
River Strand has approximately 1,870 homes. Condos and coach homes start in the low $200,000s, single-family homes range from $350,000 to $800,000, and premium homes reach into the $1 millions. The community was built from 2006 to 2018 by Neal Communities. Home styles are more uniform and contemporary. Lot sizes are generally smaller than River Wilderness.
River Strand offers a lower entry price with condos and attached homes. River Wilderness offers larger lots and a wider range of custom estate options at the top end.
HOA and CDD Fees
This is a significant financial difference.
River Wilderness charges a master HOA of approximately $200 per month with no CDD fees. Some sub-neighborhoods have additional association fees.
River Strand HOA fees vary by neighborhood and include bundled amenities like cable, internet, and lawn care. The community also has CDD fees that are included in the annual tax bill. Between HOA and CDD, monthly costs at River Strand are typically higher than at River Wilderness.
The absence of CDD fees at River Wilderness can represent savings of $1,800 to $4,800 per year compared to a similar-priced home at River Strand or other newer communities.
Security
River Wilderness has 24-hour manned security with staffed gate access around the clock.
River Strand has gated entry with automated access systems.
Both are gated communities, but River Wilderness provides an additional layer of security with round-the-clock staffed gates.
Community Age and Feel
River Wilderness was established in 1985, giving it over 40 years of mature landscaping, old-growth trees, and an established neighborhood character. The community has a quieter, more private atmosphere. With 850 homes on 1,500 acres, density is lower.
River Strand was built between 2006 and 2018, so the homes and infrastructure are newer. The community has a more active social atmosphere with organized events, a full-time activities director, and a larger resident base. With 1,870 homes on 1,100 acres, it’s a denser community with more neighbors and more activity.
If you want a vibrant social calendar and newer construction, River Strand fits. If you prefer mature landscaping, larger lots, and a more private setting, River Wilderness is the better match.
