Several factors have converged to make Parrish one of the hottest new-construction markets on Florida’s Gulf Coast:


Affordability: New single-family homes in Parrish typically start in the mid $300,000s and range into the low $600,000s for larger floor plans with premium lots — roughly 15-25% less than comparable new construction in Lakewood Ranch. For families priced out of the Lakewood Ranch market, Parrish delivers similar quality of life at a lower entry point.


Fort Hamer Bridge: This bridge, which opened to traffic in 2017, cut the commute from Parrish to I-75 and the Lakewood Ranch corridor dramatically. What used to be a 25-minute detour through Ellenton is now a straight 10-minute shot. The bridge single-handedly made Parrish viable for commuters working in Sarasota, Bradenton, or St. Petersburg.

Lennar: One of the largest national builders, Lennar’s Everything’s Included model bundles upgrades like quartz countertops, smart home technology, and stainless appliances into the base price. This simplifies the buying process — you are not making hundreds of decisions at a design center. The tradeoff is less customization compared to other builders.


DR Horton: The nation’s largest homebuilder by volume, DR Horton offers several product lines. Their Express Homes line targets first-time buyers with streamlined floor plans at the lowest price points. Their Freedom Series is a 55+ active-adult line. Quality is generally solid but expect more basic finishes in the lower-priced lines.


Pulte Homes: Pulte emphasizes consumer-inspired design, meaning their floor plans are developed based on buyer feedback. Features like planning centers (homework desks near the kitchen), extended gathering rooms, and owner’s suites with oversized closets reflect real lifestyle input. Mid-range pricing with good included features.


Toll Brothers: The luxury end of the Parrish market. Toll Brothers offers larger lots, premium architectural styles, and extensive design center customization. CDD vs. HOA: Understanding What You Pay


Nearly every new community in Parrish operates under both a Community Development District (CDD) and a Homeowners Association (HOA). These are not the same thing, and buyers frequently confuse them.


CDD is a special-purpose government created by the developer to finance infrastructure — roads, water and sewer lines, stormwater management, parks, and amenity construction. The CDD issues bonds, and homeowners repay those bonds through an annual assessment that appears on your property tax bill. These assessments usually run for 20-30 years until the bonds are paid off.

The New Construction Timeline

Months 3-4: Permitting. Your builder submits plans to the county. Timeline varies but Manatee County permitting has been running 4-8 weeks.


Months 4-10: Construction. Foundation, framing, mechanical rough-in, drywall, finishes, landscaping.


Month 10-12: Final inspections, certificate of occupancy, buyer walkthrough, punch list, closing.


One critical tip: get your mortgage pre-approval in place early, but do not lock your interest rate until your builder provides a projected closing date.
