Moving to Lakewood Ranch: What Every New Resident Should Know

If you're seriously considering a move to Lakewood Ranch, here's what the relocation guides and developer brochures don't always cover. This is the practical information — the stuff that matters once you get past the lifestyle photos and start thinking about daily life.
The Community Is Bigger Than You Think
Lakewood Ranch spans over 35,000 acres across both Manatee and Sarasota Counties, with approximately 38,500 homes across 50-plus villages. Each village has its own builder, price range, HOA structure, and amenity package. "Moving to Lakewood Ranch" is less like choosing a neighborhood and more like choosing between distinct communities that happen to share infrastructure. Take time to understand the differences between villages before making a decision.
HOA Fees and CDD Assessments
Most Lakewood Ranch homes carry HOA fees, and many also have Community Development District (CDD) assessments that appear on your property tax bill. CDD fees fund the infrastructure — roads, drainage, landscaping, parks — that the developer built. Combined HOA and CDD costs typically range from $300 to $700 per month depending on the community and its amenities. Factor these into your monthly budget alongside your mortgage and insurance.
Insurance Considerations
Lakewood Ranch's inland position is a genuine advantage for insurance. Homes here generally face lower flood and wind insurance premiums than coastal communities like Siesta Key, Anna Maria Island, or Tampa Bay waterfront. That said, Florida's insurance market is challenging across the board. Get insurance quotes before you close on a home, not after, and work with an agent who specializes in Florida property insurance.
The Weather
Summers are hot and humid — expect highs in the low to mid 90s from June through September with afternoon thunderstorms most days. The cooler months from November through April are why people move here: mild temperatures, low humidity, and sunshine that makes the rest of the year worth it. Hurricane season runs June through November. Lakewood Ranch's inland position reduces storm surge risk, but wind damage remains a possibility during major storms.
Getting Around
You'll need a car. Lakewood Ranch has no public transit, and while the trail network is excellent for recreation, most daily errands — grocery shopping, medical appointments, dining out — require driving. Sarasota-Bradenton International Airport is 15 to 20 minutes away with growing route options. Tampa International Airport is about 60 minutes north for more extensive domestic and international flights.
The Social Learning Curve
Most Lakewood Ranch residents moved from somewhere else, which means everyone is building new social networks. The community's clubs, country clubs, events, volunteer organizations, and neighborhood social programming are specifically designed to solve this problem. Get involved early — join a club, attend events, play a sport — and the social connections build faster than you'd expect.
