Both communities sit in East Manatee County, close to I-75 and the Lakewood Ranch corridor along SR 64. They're neighbors geographically—Greyhawk Landing is northwest of Mill Creek—so commute times, school zones, and access to shopping are comparable.


Where they differ is in feel. Mill Creek occupies a sprawling 900-acre footprint with about 1,000 homes on large, individually platted lots. It feels rural and spacious, think mature oaks, wide setbacks, and homes that breathe. Greyhawk Landing is a gated, master-planned community with a more manicured, resort-style atmosphere. The streets are lined with Spanish Mediterranean homes on structured lots, and the community is organized around a central amenity campus.


If you want country-road charm, Mill Creek. If you want guard-gated polish, Greyhawk Landing.


Homes and Architecture


This is one of the sharpest contrasts between the two communities.


Mill Creek has no single architectural style. Homes range from 1980s Florida ranch houses to contemporary custom builds to Mediterranean estates, all on lots that commonly reach a half-acre to a full acre. Most homes were built between 1986 and the late 1990s, with newer construction available in the Winding River section. The community was developed as a cohesive master plan, so the streetscapes are uniform and polished. Homes generally range from 1,800 to 3,500 square feet, and most were built in the 2000s and 2010s. Lot sizes are typical for a master-planned community—considerably smaller than Mill Creek but well-landscaped and maintained.

This is where Greyhawk Landing pulls ahead for buyers who prioritize community amenities.


Greyhawk Landing offers a lagoon-style swimming pool with waterslides, a fitness center, athletic fields and courts (tennis, basketball, volleyball), a nature preserve with walking and biking trails, a full calendar of community events and activities, and a staffed recreation center. It's a resort-style package that especially appeals to families with kids and buyers who want a built-in social scene.


Mill Creek takes a minimalist approach. amenities include walking paths, scenic lakes, mature landscaping, and manicured common areas. There's no community pool, no fitness center, and no organized activity calendar. The tradeoff is that Mill Creek's low HOA fees reflect this—you're paying for land and privacy, not for staffed amenities. Many Mill Creek homeowners build their own pools and create their own outdoor spaces on their large lots.


HOA Fees, CDD, and Total Monthly Cost


This is where Mill Creek has a decisive advantage for cost-conscious buyers.


Mill Creek: HOA fees are often under $100 per year. There is no CDD. The deed restrictions cover property appearance and maintenance, but the financial burden is minimal.


Greyhawk Landing: HOA fees are significantly higher—typically several hundred dollars per month—to cover the community's extensive amenities, gated entrance, landscaping, and common-area maintenance. CDD fees may also apply, adding another layer to the monthly cost.


Over a 10-year period, the difference in fees alone can amount to $50,000 to $70,000. That's real money that Mill Creek buyers keep in their pockets or put into their homes instead.


Pricing Comparison


Mill Creek homes generally range from the mid-$500s to about $1.1 million, with the average sale price around $673,000. The average price per square foot is approximately $190. You're getting larger lots and more interior space per dollar, but some homes need updating.


Greyhawk Landing homes typically range from the mid-$400s to over $800,000, with most sales falling in the $500,000 to $700,000 range. The price per square foot tends to run higher than Mill Creek because you're paying for newer construction, community amenities, and the gated-community premium. Lot sizes are smaller, so dollar-for-dollar, you get less land.


The bottom line: Mill Creek offers more house on more land at a lower total cost of ownership. Greyhawk Landing offers newer construction, turnkey amenities, and a more polished community experience at a higher monthly carrying cost.

Both neighborhoods benefit from strong school zoning in Manatee County. Mill Creek is zoned for B.D. Gullett Elementary (top 10% in Florida), Dr. Mona Jain Middle School, and Lakewood Ranch High School. Greyhawk Landing shares similar zoning, with access to the same high-performing East Manatee schools. For families, both communities deliver on the school front.


Lifestyle and Community Feel


Mill Creek attracts buyers who want elbow room. The large lots, diverse architecture, and minimal HOA presence create a neighborhood that feels like a collection of individual homesteads rather than a managed community. Residents tend to be established families, retirees who want space for hobbies, and buyers relocating from higher-cost markets who want the most home for their money. The vibe is quiet, private, and neighborly without being programmed.


Greyhawk Landing draws buyers who want a community experience. The shared amenities create natural gathering points, the gated entrance adds a layer of perceived security, and the consistent architecture gives the neighborhood a cohesive, well-maintained look. Young families especially appreciate the pool, playgrounds, and organized activities. The vibe is social, active, and family-oriented.


Which One Should You Choose?


Choose Mill Creek if you want the biggest lot and most square footage for your budget, low monthly costs are a priority (no CDD, minimal HOA), you prefer architectural variety and a non-cookie-cutter feel, you're comfortable with an older home or excited to renovate, or you value privacy and space over shared amenities.


Choose Greyhawk Landing if you want resort-style amenities like a pool, fitness center, and sports courts, you prefer a gated community with a polished, consistent look, you want newer construction with modern finishes, a built-in community social scene appeals to you, or you're willing to pay higher monthly fees for the convenience of shared amenities.


Neither choice is wrong. They serve different priorities, and the right answer depends entirely on how you want to live day-to-day.
