If you’re shopping for a home in Bradenton and you want golf, river access, and a gated community all in one package, Waterlefe Golf & River Club deserves a serious look. I tell buyers this all the time—there are plenty of golf communities in southwest Florida, and a handful of waterfront communities with boat access, but finding both under one HOA gate is genuinely rare. Waterlefe is one of the few that pulls it off.


Here’s what you need to know before you make an offer.


Community Overview: What Is Waterlefe?


Waterlefe Golf & River Club is a gated, master-planned community in east Bradenton, Florida. It sits off Upper Manatee River Road, roughly 3 miles from I-75, which puts you in a sweet spot—close enough to major highways and shopping but tucked away enough to feel private.


The community has 621 residences total and was built out between approximately 2001 and 2010. That means you’re looking at homes that are roughly 15 to 25 years old, which is an important factor I’ll get into below. The property borders the Manatee River, and the community was designed around two core features: a championship golf course and direct river access with a private marina.

The Golf Course at Waterlefe


The golf course is the centerpiece, and it’s a legitimate championship layout—not a glorified executive course. Designed by Ted McAnlis, it’s a par 72 track with 8 different tee boxes ranging from 4,800 to 6,900 yards. That range means it plays fair for beginners but still tests low-handicap players.


What makes this course stand out from the dozens of others in the Bradenton-Sarasota corridor is the river. Five signature holes run along the Manatee River, and those views are hard to beat. The course has hosted the US Open Qualifier 8 times and was named one of the “Top 25 Golf Courses in Florida” by Golf Advisor.


Beyond the course itself, Waterlefe has an aqua driving range (you hit into the water—it’s more fun than it sounds), a practice putting green, and a full-service pro shop. The Golf Academy is staffed by PGA professionals who offer lessons, club fitting, and club repair. After your round, there’s the Grille Room for food and drinks, plus a beverage cart that runs on the course.


One important note: golf membership is separate from your HOA dues. Buying a home in Waterlefe does not automatically make you a golf member. Membership is an additional cost, and I’d recommend getting the current rates directly from the club before factoring it into your budget.


River Access and Marina


This is the feature that really sets Waterlefe apart. The community has 59 marina slips, 14 congregate docks, and a fishing pier—all with direct access to the Manatee River. From the marina, you can run out to the Gulf of Mexico for offshore fishing, head to the sandbar, or cruise over to Anna Maria Island by water.


I can count on one hand the number of golf communities in Florida that also have their own marina. Most golfers who want boat access end up paying for a slip at a separate marina and driving to it. At Waterlefe, your boat is right there in the community. For buyers who want both lifestyles, that combination is the single biggest selling point.


Home Types and Current Prices


Waterlefe offers a range of home types, which keeps the price spread wide enough to fit different budgets:


Condos — The entry point into the community. These start around $375,000 and offer roughly 1,156 square feet on the smaller end. Condo HOA fees run higher ($852–$918/month) because they cover more services.


Townhomes — A step up in space and privacy. HOA fees for townhomes land around $540/month.


Single-Family Homes — The bulk of the community. You’ll find golf course view homes and preserve-backed lots in the mid-range, typically $500,000 to $900,000 depending on size, lot, and condition.


Estate Homes — The premium tier. Waterfront estate homes along the Manatee River top out near $2,950,000 and can reach 6,100 square feet. These are the showpieces of the community.

HOA Fees, CDD Fees, and Total Cost of Ownership


This is where I spend the most time with buyers, because the fees at Waterlefe add up and you need to budget for them honestly.


HOA fees range from $528 to $918 per month depending on your home type. Condos are at the higher end; single-family homes and townhomes are lower. The HOA covers common area maintenance, grounds and landscaping, roads within the community, the pool and recreation facilities, 24-hour gated security, trash pickup, pest control, and—this is a nice perk—cable TV and internet are included.


CDD fees (Community Development District) run a median of approximately $3,849 per year. The CDD had a bond refinance in 2016, and additional debt was taken on in 2023 for facility renovations. That 2023 debt is worth understanding before you buy, because it affects how long the CDD payments will continue.


When you add up HOA and CDD together, you’re looking at roughly $10,000 to $15,000+ per year in total community fees before you even get to property taxes, insurance, and a potential golf membership. That’s not unusual for a full-amenity gated community in this area, but it surprises some buyers who are coming from communities with lower fee structures. I always recommend building a full monthly cost spreadsheet before making an offer.


Schools Serving Waterlefe


Waterlefe falls within the Manatee County School District, and the zoned schools are conveniently close:


Braden River Elementary (6125 River Club Blvd) — This is a School of Innovation and offers a dual language program, which is a draw for families looking for that kind of curriculum.


Braden River Middle (6215 River Club Blvd) — Located on the same road, making the commute simple for families with kids in both schools.


Braden River High School — The zoned high school for the area. Lakewood Ranch High School is also nearby and may be an option depending on current district boundaries and choice programs.


The Braden River school cluster is well-regarded, and the proximity—the elementary and middle schools are practically on your doorstep—is a real convenience factor for families.


Location: How Far Is Everything?


East Bradenton is not beachfront, and I want to be upfront about that. Here’s how the drive times break down from Waterlefe:


I-75: About 3 miles. Quick access north to Tampa or south to Sarasota and Naples.


Downtown Bradenton: Roughly 20 minutes.


Gulf Beaches (Anna Maria Island): 25–30 minutes, depending on traffic and season. During peak season, add time.


Lakewood Ranch Main Street: Nearby, with restaurants and shops.


Heritage Harbour Marketplace: Close by, anchored by Costco and Target for everyday errands.


University Town Center: About 15 minutes for upscale shopping and dining.


The trade-off is straightforward: you get more home for your money in east Bradenton compared to coastal communities, plus golf and river amenities, but you’re 25+ minutes from the sand. For many buyers, especially those who aren’t going to the beach every week, that’s a fair trade.   • The 2023 CDD debt for facility renovations is still being paid down


Is Waterlefe Right for You?


Waterlefe works best for buyers who want an active, amenity-rich lifestyle without leaving their neighborhood. If you golf regularly, own a boat (or plan to), and value security and community, it checks a lot of boxes that other Bradenton neighborhoods simply can’t.


If you’re on a tighter budget, the fees can be a stretch. And if beach proximity is your top priority, you’ll want to look at communities farther west. But for the buyer who wants golf and water together—Waterlefe is one of the best options in Manatee County.
