Silverleaf at Parrish established itself as one of the Parrish corridor's most desirable neighborhoods during its construction years, and today it stands as a fully built-out community that offers the rare combination of mature landscaping, completed amenities, and no construction traffic. Built by Neal Communities, Silverleaf contains 732 single-family homes and paired villas on a gated campus that has attracted families, retirees, and everyone in between.

Community Overview

Neal Communities, a Southwest Florida builder with more than 50 years of experience and a Builder of the Year award, developed Silverleaf as their first Parrish community. Construction began around 2015, and all 732 homes have been completed and sold. This means every home available in Silverleaf is a resale property, which comes with its own set of advantages: established landscaping, known HOA track records, and the ability to tour the actual home rather than relying on model presentations.

The community sits at 10620 Falling Leaf Court in Parrish, approximately 10 miles northeast of Palmetto and Bradenton. It is about four miles east of Interstate 75 at Exit 224 and roughly five minutes from the Ellenton Premium Outlets. Architectural styles throughout the community blend Mediterranean and Key West influences, giving the streetscapes a distinctive coastal Florida character.

Homes and Resale Pricing

Homes in Silverleaf range from about 1,080 to 4,400 square feet with two to five bedrooms. Current resale pricing spans approximately $315,000 to $665,000, with an average list price around $439,000 and an average sold price of roughly $400,600. Properties are selling at about 97 percent of their asking price with an average of 112 days on market, suggesting a balanced market where buyers have some negotiating room without properties sitting indefinitely.

Amenities and Recreation

Silverleaf's amenity package covers active lifestyles comprehensively. The resort-style pool includes a spa and hot tub for year-round use. A poolside kitchen and pavilion with grills provides space for outdoor entertaining. The clubhouse contains a fitness center for daily workouts. Sports courts include tennis, pickleball, basketball, and shuffleboard. A soccer field offers additional recreation space, and two separate dog parks give pets room to run.

For families, there is a children's playground and a picnic pavilion. Walking and jogging trails wind through natural preserves within the community, providing both exercise opportunities and scenic views of Florida wildlife. The gated entry provides security, though the gate is automated rather than staffed by a guard.

One significant financial advantage of Silverleaf is that it carries no CDD fees, which is uncommon for communities in the Parrish area. HOA fees range from roughly $79 to $329 per month depending on the home type, with typical single-family homes running $150 to $200 monthly.

Schools and Nearby Shopping

Silverleaf falls within the Manatee County School District and is served by Barbara A. Harvey Elementary, rated in the top 20 percent of Florida schools, Buffalo Creek Middle School, and Parrish Community High School, which carries a 95 percent graduation rate. For daily needs, The Shops at Silverleaf sit adjacent to the community with a Publix grocery store accessible by golf cart. The Ellenton Premium Outlets are roughly five minutes away for retail shopping.

Is Silverleaf Right for You?

Silverleaf is ideal for buyers who prefer a completed community over ongoing construction. You get mature trees, established neighbor relationships, proven HOA management, and no CDD fees. The trade-off is that you are limited to resale inventory, which means fewer customization options compared to new construction. For buyers who value stability, a strong school zone, and the Parrish location without the noise and dust of active building, Silverleaf is a smart choice.
