Parrish continues to attract buyers who want new construction, growing infrastructure, and proximity to both Tampa and the Gulf Coast beaches. Prosperity Lakes, built exclusively by Lennar on 1,070 acres at the southwest corner of Buckeye Road and US 301, is one of the largest new master-planned communities in Manatee County with more than 2,100 planned homesites.

Community Overview

Lennar unveiled Prosperity Lakes in February 2023 and construction has moved quickly since. The community sits less than seven miles from the I-75 and I-275 interchange, putting Tampa roughly 35 miles north and Bradenton just 15 minutes south. What makes Prosperity Lakes unusual for a single-builder community is the breadth of its offerings: 31 floor plans across seven distinct collections, from townhomes to active adult estates.

The community uses a dual amenity model with separate centers for all-ages residents and the dedicated 55-plus section. This means younger families and active adults each get amenities designed specifically for their lifestyle without competing for space or programming.

Home Options and Pricing

Prosperity Lakes offers some of the most affordable new construction in Manatee County. Townhomes start from approximately $234,000 with current listings ranging from $280,000 to $346,000. The Manors and Estates collections offer single-family homes from roughly $235,000 up to about $564,000, with square footage spanning 1,555 to 3,326 square feet and three to six bedrooms. Active Adult Estates in the 55-plus section start from around $305,000.

Every home comes with Lennar's Everything's Included package, which bundles upgrades like quartz countertops, stainless appliances, and smart home features into the base price. There is no design center to navigate and no surprise upcharges, which simplifies the buying process considerably.

Amenities for Every Lifestyle

The all-ages amenity center includes a clubhouse, fitness center, resort-style pool with lap lanes and a waterslide, a playground, and walking and hiking trails. Outdoor recreation features tennis, pickleball, basketball, and bocce courts. The 55-plus Active Adult section gets its own dedicated clubhouse with a full-service kitchen and bar, a separate fitness center, a resort-style pool with cabana seating, pickleball courts, a yoga studio, and tailored event programming.

HOA fees vary by collection, ranging from approximately $57 to $449 per month. The Estates section runs about $113 per month, while the Active Adult Estates section is approximately $350 per month, reflecting the more comprehensive amenity package and maintenance coverage.

Schools and Nearby Attractions

Families in Prosperity Lakes are zoned for Barbara A. Harvey Elementary, a top-20-percent school in Florida located about 2.5 miles away. Buffalo Creek Middle School offers a Cambridge International Program roughly five miles from the community. Parrish Community High School sits about 3.1 miles away and boasts a 97.1 percent graduation rate.

Daily shopping is convenient with Creekside Commons on US 301 featuring Publix, Lowe's, HomeGoods, Marshalls, Ulta, Aldi, and dining options including First Watch and Five Guys. Gateway Commons adds another 83,000 square feet of retail anchored by a second Publix. Outdoor enthusiasts are close to Fort Hamer Park and the Little Manatee River State Park.

Is Prosperity Lakes Right for You?

If you want new construction at an accessible price point with the flexibility to choose from townhomes, single-family homes, or active adult living, Prosperity Lakes delivers more variety than most communities in the Parrish corridor. The Everything's Included pricing model eliminates the guesswork that comes with new construction, and the dual amenity approach means every resident gets a first-class experience regardless of age or budget.
