North River Ranch is a master-planned community developed by Neal Land & Neighborhoods, located along US-301 in Parrish, Florida. The community broke ground in 2019 and is currently about one-third complete, with more than 5,000 homes planned at full buildout. It’s one of the largest new developments in Manatee County and the largest in the Parrish area.
The vision behind North River Ranch goes beyond a typical subdivision. The community is designed as a mixed-use destination with residential neighborhoods, on-site retail at Hammock Square, an HCA Healthcare emergency facility, co-working spaces, a Makerspace, and multiple schools—all connected by a 26-mile trail network called the Greenway.

Neighborhoods and Home Styles
North River Ranch isn’t one-size-fits-all. The community includes multiple neighborhoods built by some of the most recognized names in Florida homebuilding: Pulte Homes, Meritage Homes, Taylor Morrison, M/I Homes, WestBay Homes, Cardel Homes, David Weekley Homes, KB Home, and Lennar.
Home styles range from townhomes starting around 1,400 square feet to luxury single-family homes exceeding 4,500 square feet. Townhomes start in the low $300s and run 1,400–1,800 square feet. One of the most common questions buyers ask about North River Ranch is what the monthly costs look like beyond the mortgage. There are two main components: HOA fees and CDD assessments.
The community has a master HOA, and most neighborhoods also have a sub-HOA. Fees vary significantly by neighborhood—from as low as $85 per year in Longmeadow to approximately $148 per month in Bella Lago. It’s important to ask about the specific neighborhood you’re considering, because the amenities and maintenance covered can differ.
CDD (Community Development District) assessments typically range from $1,700 to $3,000 per year. The CDD funds infrastructure like roads, drainage, parks, and trail maintenance. These assessments are added to your property tax bill and are standard for master-planned communities of this scale in Florida.

Education is a major draw for families moving to North River Ranch. The community’s on-site North River Ranch K–8 school opened for the 2025–26 school year, making drop-off as easy as a short walk or bike ride down the Greenway. A STEAM-focused charter academy, North River Charter Academy, also opened nearby.
For older students, the zoned schools include Annie Lucy Williams Elementary, Buffalo Creek Middle School, and Parrish Community High School, which boasts a 95% graduation rate. The school infrastructure in this part of Manatee County has expanded rapidly to keep pace with the area’s population growth.

Location and Commute Times
North River Ranch sits directly along US-301 in Parrish, with convenient access to I-75 about 10 to 15 minutes away. Downtown Bradenton is roughly 25–30 minutes and 20 miles south. Gulf beaches are approximately 45 minutes away at 35 miles. Sarasota-Bradenton International Airport is a 30-minute drive at 25 miles. Tampa is approximately 45–50 minutes north via I-75.
While Parrish isn’t directly on the coast, the trade-off is significantly lower home prices compared to communities in Bradenton, Lakewood Ranch, or along the barrier islands. Many buyers find that the 20- to 30-minute drive to the beach is a worthwhile exchange for the value and amenities they get in North River Ranch.

Camp Creek is the newest and most ambitious campus. It features a café, co-working space, Makerspace for creative projects, a plunge pool, water slides, a bike pump park, and covered social areas. It’s quickly become the heart of the community.

The community also offers pickleball courts, dog parks, a swim center, and regularly scheduled community events.
