Commute and Location


Parrish sits north and east of Bradenton, with access to Interstate 75 and US 301. Commute times into downtown Bradenton or the beaches tend to run longer from Parrish than from Lakewood Ranch. Lakewood Ranch has more direct access to both Sarasota and Bradenton via SR 70 and University Parkway, and the town center provides enough retail and services that many residents rarely need to leave the community for daily errands.

Parrish is frequently cited by analysts as one of the areas with the strongest long-term growth potential in Manatee County. The combination of lower entry prices, ongoing infrastructure investment, and rapid population growth positions it as a value play. Lakewood Ranch is a more mature market with premium pricing that reflects its established amenities and reputation.
