The Concession is the crown jewel of Lakewood Ranch luxury. This private, gated community features a Jack Nicklaus Signature golf course and estate homes that range from $1.5 million to well over $5 million. Lots are generous—typically a half acre or more—and the architectural standards are among the most stringent in Southwest Florida.


The Concession's golf membership is equity-based with an initiation fee that reflects the exclusivity of the course. Beyond golf, the community offers a clubhouse with fine dining, a fitness center, tennis and pickleball courts, and a resort-style pool. Membership is required for all homeowners.


The Lake Club


The Lake Club wraps around a 160-acre lake and offers custom estate homes from approximately $1.5 million to $4 million and above. The community is known for its waterfront setting, oversized lots, and custom-build flexibility. Residents enjoy kayaking, paddleboarding, and catch-and-release fishing on the community lake.


The amenity center includes a lakefront clubhouse, resort pool, fitness center, and event spaces. The community is gated with a staffed guard house, and the architectural review process ensures a cohesive, high-end aesthetic throughout.


Country Club East


Country Club East is Lakewood Ranch's original luxury golf community. Homes range from the high $600s to over $2 million, with the higher end featuring estate-sized floor plans on golf course and lake lots. The community has matured beautifully, with established landscaping and a proven homeowners association.


The Country Club East golf course is semi-private, with membership available to both residents and non-residents. The clubhouse offers dining, social events, and fitness facilities.


Founders Club


Founders Club is a private, gated community with a Robert Trent Jones Jr. golf course. Homes range from roughly $1 million to $3 million, and the community has a boutique feel with fewer than 300 homesites. The intimate scale creates a strong sense of community while maintaining exclusivity.


What Luxury Buyers Get in Lakewood Ranch


Beyond the individual community amenities, luxury buyers in Lakewood Ranch benefit from the master plan's broader infrastructure: 150-plus miles of trails, proximity to UTC mall, Main Street dining, Waterside Place, and quick access to I-75 and the Sarasota-Bradenton airport.


Insurance is a significant advantage. Inland luxury homes in Lakewood Ranch carry substantially lower property insurance and flood insurance premiums compared to comparable homes on the barrier islands. For a $2 million home, the annual insurance savings can easily exceed $15,000 to $25,000—a meaningful factor in total cost of ownership.


Custom vs. Production Luxury


Lakewood Ranch offers both paths. Communities like The Lake Club and The Concession are predominantly custom, where buyers select a lot and work with an approved builder to design from scratch. Country Club East and other communities offer production luxury from builders like Toll Brothers, Arthur Rutenberg, and Lee Wetherington, where buyers choose from established floor plans with extensive customization options.


Custom builds typically take 12 to 18 months from contract to closing. Production luxury homes can deliver in 6 to 10 months. Budget 10 to 20 percent above base pricing for design center selections, lot premiums, and structural options if going the production route.


The Luxury Buyer Profile


Lakewood Ranch luxury buyers come from two primary segments. The first is relocating executives and retirees from the Northeast and Midwest who want new construction, strong infrastructure, and Florida tax advantages. The second is move-up buyers within Southwest Florida who are trading waterfront homes in Sarasota or Bradenton for newer, larger, lower-cost-of-ownership properties inland.
