Lakewood Ranch is home to several 55+ active adult communities, each with a distinct personality, price range, and amenity package. Whether you're looking for a low-maintenance villa with a bundled golf membership or an active-adult neighborhood where pickleball and social clubs drive the calendar, there's a community here that fits.

Three communities dominate the 55+ market in Lakewood Ranch: Del Webb, Cresswind, and the Esplanade series by Taylor Morrison. Here's how they compare and what each one offers buyers who are ready to enjoy Florida's Gulf Coast lifestyle.

Del Webb Lakewood Ranch

Del Webb is the largest and most established 55+ community in Lakewood Ranch. Developed by PulteGroup, it includes the original Del Webb Lakewood Ranch and the newer Del Webb Catalina phase. Together, they offer more than 1,500 homes across a range of single-family and villa floor plans.

Home prices generally start in the mid-$300s for paired villas and run into the $700s for larger single-family designs. Floor plans range from approximately 1,400 to 2,600 square feet, and most feature open-concept layouts, two-car garages, and lanai spaces designed for year-round outdoor living.

The amenity package is one of Del Webb's biggest draws. The Lakewood Ranch location features a 30,000-square-foot clubhouse, resort-style pool, fitness center, tennis and pickleball courts, bocce ball, and a packed social calendar. For a deeper look at what Del Webb offers, visit the Del Webb community page.

Cresswind Lakewood Ranch

Cresswind is Kolter Homes' 55+ community in the Lakewood Ranch corridor. With 648 planned single-level homes across 19 unique floor plans, Cresswind targets active adults who want contemporary design and a strong social infrastructure.

Pricing starts in the low $400s and can reach into the $900s for the largest floor plans with premium lot positions. Every home is single-story with two to four bedrooms, and the Florida contemporary architecture gives the community a distinctly modern feel compared to the traditional styling of some competing neighborhoods.

Cresswind's amenity center includes a resident-exclusive clubhouse, fitness center with EGYM circuit training, arts and crafts studio, resort-style pool, resistance pool, tennis and pickleball courts, and walking trails that connect to the broader Lakewood Ranch trail network. Learn more about Cresswind on the Cresswind community page.

Esplanade at Lakewood Ranch

Taylor Morrison's Esplanade brand has a strong presence in Lakewood Ranch, with Esplanade at Lakewood Ranch being the flagship 55+ community. This gated community features approximately 1,250 homes with a focus on resort-style living.

Home prices in Esplanade typically range from the high $400s to over $800,000. Taylor Morrison's floor plans emphasize indoor-outdoor flow, with large covered lanais, gourmet kitchens, and owner's suites that feel more like a boutique hotel than a production home.

The Esplanade amenity center includes a grand clubhouse, resort pool, spa, fitness center, tennis and pickleball, and a full-time lifestyle director who coordinates everything from cooking classes to kayak outings. For available listings, check the Esplanade community page.

How These Communities Compare

Price Range

Del Webb offers the lowest entry point, starting in the mid-$300s for villa-style homes. Cresswind starts in the low $400s. Esplanade carries a higher price floor, generally beginning in the high $400s. All three communities can reach the $700,000-$900,000 range for premium lots and larger floor plans.

HOA and CDD Fees

All three communities have both HOA and CDD (Community Development District) assessments. HOA fees cover amenity access, landscaping, and exterior maintenance in most cases. CDD fees fund infrastructure. Combined, expect monthly costs to range from roughly $400 to $800 depending on the specific community and lot type. Your real estate agent can pull exact fee schedules for any property you're considering.

Lifestyle and Social Programming

Del Webb's social calendar is the most extensive, thanks to its larger resident base and established club infrastructure. Cresswind's programming is growing quickly as the community matures. Esplanade takes a more curated approach with a full-time lifestyle director and a focus on smaller, higher-end events.

Location Within Lakewood Ranch

All three communities sit within the broader Lakewood Ranch master plan, which means access to Main Street's dining and entertainment, Waterside Place, the UTC mall corridor, and the 150-plus miles of multi-use trails that run throughout the community.

Healthcare access is strong, with Lakewood Ranch Medical Center within the community and Sarasota Memorial Hospital about 20 minutes south. The Sarasota-Bradenton International Airport is roughly 15 minutes west. See all Lakewood Ranch homes for sale for a broader look at what's available.

Choosing the Right 55+ Community

The best community depends on what you prioritize. If you want the most social options and the lowest entry price, Del Webb is hard to beat. If contemporary architecture and a newer build appeal to you, Cresswind is worth touring. If resort-caliber finishes and a curated lifestyle program matter most, Esplanade delivers.

No matter which community interests you, touring all three in person is the best way to compare. The feel of each neighborhood, the quality of construction, and the vibe of the amenity centers are things you can only evaluate by walking through them.
