How Much Does It Cost to Live in Lakewood Ranch FL

Lakewood Ranch consistently ranks among the top master-planned communities in the country, so it makes sense that buyers want to know what it actually costs to live here. The short answer: it depends on which village you choose, whether you buy new or resale, and how you budget for recurring costs beyond the mortgage.

Housing Costs in Lakewood Ranch

The median home price in Lakewood Ranch sits around $550,000 to $650,000 as of mid-2026, though the full range runs from roughly $300,000 for townhomes in older villages all the way past $2 million for custom estate homes. New construction from builders like Pulte starts near $500,000, while Toll Brothers' newest collection begins above $1.4 million.

If you are working with a tighter budget, you still have options. Several established communities offer homes under $500K, especially on the resale market in Country Club East, Central Park, and Harmony.

Property Taxes and CDD Fees

Most of Lakewood Ranch falls in Manatee County, where the total millage rate is approximately 17.29 mills. That translates to an effective property tax rate of about 1.06 to 1.19 percent of your assessed value. On a $500,000 home with a homestead exemption, you might pay roughly $5,000 to $6,000 per year in ad valorem property taxes.

Nearly every Lakewood Ranch community also has a Community Development District assessment. CDD fees typically range from $1,200 to $4,500 per year depending on the village and whether the original bond debt has been partially or fully paid off. Older communities like Country Club East have lower CDD assessments.

HOA Fees Across Lakewood Ranch

HOA dues range from about $100 to $650 per month for most communities. Older, established villages average $200 to $300 monthly. Luxury communities with golf courses and resort-style amenities can reach $1,200 to $1,800 per month. Some neighborhoods charge quarterly instead of monthly.

When comparing homes, always add HOA and CDD together to get the true monthly carrying cost beyond your mortgage payment. A lower-priced home with high assessments can cost more per month than a slightly more expensive home with lower fees.

Insurance, Utilities, and Everyday Costs

Florida homeowner's insurance has increased in recent years. Expect to budget $2,500 to $6,000 or more per year depending on coverage, home value, and flood zone status. Many Lakewood Ranch communities sit outside high-risk flood zones, which keeps flood insurance costs lower than coastal areas.

Utilities average about $200 to $350 per month for a typical single-family home. Florida has no state income tax, which is a significant savings for buyers relocating from high-tax states.
