Buyers exploring gated communities along the SR-64 corridor east of Interstate 75 will inevitably compare Greyhawk Landing in Bradenton and River Wilderness in Parrish. Both offer security, resort-style living, and established neighborhoods. But they deliver very different experiences. Here is a detailed comparison to help you decide which community aligns with your priorities.

Community Size and Setting

Greyhawk Landing spans approximately 1,000 acres with about 1,100 homes across diverse neighborhoods like Deerwalk, Eagle Run, Falcon Trace, and Osprey Cove. It sits close to the Lakewood Ranch commercial corridor, putting shopping, dining, and schools within minutes. River Wilderness covers a more expansive 1,500 acres but contains only about 800 homes, giving it a noticeably more spacious, rural character. Situated along the Manatee River with 59 lakes and abundant natural preserve areas, River Wilderness offers a degree of seclusion that Greyhawk Landing does not.

Home Prices and Value

Greyhawk Landing homes currently range from the mid-$400s to over $900,000 with a median around $667,000. River Wilderness has a broader price range, from the $300,000s for smaller villas to over $3 million for custom riverfront estates. The median in River Wilderness runs somewhat higher for comparable square footage due to premium lots along the Manatee River and the golf course. Buyers in the $500,000 to $700,000 sweet spot will find significantly more inventory and options in Greyhawk Landing.

Amenities and Lifestyle

Greyhawk Landing provides two clubhouses, two pools with waterslides, lighted tennis and basketball courts, soccer and softball fields, a dog park, a fishing dock, and over two miles of trails. River Wilderness centers its amenity package around an 18-hole championship golf course and country club featuring fine and casual dining, a fitness center, a pool, and tennis and pickleball courts. River Wilderness also offers two gated entries, an RV and boat storage facility, and a boat ramp, which are unique advantages for outdoor enthusiasts. If golf, boating, and river access are priorities, River Wilderness has the edge. For families seeking diverse recreational options without mandatory club costs, Greyhawk Landing delivers more breadth.

HOA and Membership Costs

Greyhawk Landing has a nominal HOA of about $50 per year with CDD assessments of $2,234 to $3,798 annually. River Wilderness HOA fees are higher and include golf course and common area maintenance. Country club membership at River Wilderness is separate and can add several thousand dollars per year depending on the membership level selected. The total cost of living at River Wilderness is typically higher when all fees and memberships are considered.

Location and Commute

Greyhawk Landing sits directly off SR-64 with quick access to Lakewood Ranch Main Street, University Town Center, and Interstate 75. Most commutes to downtown Sarasota take 25 to 30 minutes. River Wilderness is further east on SR-64 near Parrish, offering a quieter setting but adding 10 to 15 minutes to most commutes westward. For buyers who work in Lakewood Ranch, Sarasota, or the barrier islands, Greyhawk Landing is the more practical daily commute.

Which Community Fits You?

River Wilderness is ideal for golf enthusiasts, boaters, and buyers who want a secluded country club setting along the Manatee River. Greyhawk Landing is the better fit for families and professionals who prioritize proximity to schools, shopping, and the Lakewood Ranch corridor while still enjoying gated security and resort-style amenities. Both communities are strong long-term holds in one of Manatee County's most desirable areas.
