Greyhawk Landing vs Lorraine Lakes: Established Community or New Construction?

Two of the most frequently compared communities in the Lakewood Ranch corridor are Greyhawk Landing and Lorraine Lakes. One is a fully established gated community with over two decades of history. The other is a newer Lennar development that is still growing. Here is how they compare for buyers weighing the trade-offs between established character and new construction.


Community Maturity


Greyhawk Landing was built between 2000 and 2021 and includes approximately 1,100 homes. The landscaping is mature with established trees and lush greenery. The neighborhoods have settled into their character, and the amenity facilities have been fully operational for years. Lorraine Lakes is a newer Lennar community with roughly 800 planned homes mixing single-family residences, townhomes, and villas. It is still in its active development phase. Buyers who prefer a community with a proven track record and a lived-in, established feel will lean toward Greyhawk Landing. Those who want brand-new finishes and the latest construction standards may prefer Lorraine Lakes.


Home Prices and Entry Points


Greyhawk Landing has a median list price around $667,000 with homes ranging from the mid-$400s to over $900,000. Lorraine Lakes offers new construction starting in the low $200,000s for villas and reaching into the $400,000s for larger estate-style homes. The price difference is significant and reflects several factors: lot sizes tend to be larger in Greyhawk Landing, resale homes often have custom upgrades that exceed builder-grade specifications, and the broader variety of builders in Greyhawk Landing creates a more diverse inventory.


Builder Diversity


Greyhawk Landing features homes from multiple builders including D.R. Horton, Lennar, Sam Rodgers Homes, Homes by Towne, and Arthur Rutenberg Homes for custom builds in Phase 3. This variety means diverse floor plans, architectural styles, finishes, and lot configurations. Lorraine Lakes is exclusively Lennar, offering consistency through their Everything's Included program but less variety in design. If architectural diversity and the option for custom-built homes appeal to you, Greyhawk Landing has the advantage.


Amenities and Fees


Greyhawk Landing offers two clubhouses, two resort-style pools, tennis and basketball courts, a fitness center, athletic fields, a dog park, a fishing dock, and walking trails. Lorraine Lakes features an expansive clubhouse with a fitness center, aerobics studio, sauna, indoor basketball, an arcade, resort-style pools, tennis and pickleball courts, and trails. The amenity packages are both strong, but the fee structures differ significantly.


Greyhawk Landing has a minimal HOA of roughly $50 per year with CDD assessments of $2,234 to $3,798 annually. Lorraine Lakes HOA is $780 per year, with additional annual charges for lawn maintenance at $1,368, cable and internet at $968, and amenity fees totaling nearly $1,500. Lorraine Lakes also requires a $500 annual food and beverage minimum at the clubhouse. The all-in annual cost at Lorraine Lakes can exceed $5,100 before CDD, compared to Greyhawk Landing's substantially lower total. Over a ten-year hold, this difference adds up to tens of thousands of dollars.


The Bottom Line


Lorraine Lakes is a strong option for buyers who prioritize brand-new construction, modern floor plans, and a bundled amenity package and are comfortable with higher annual fees. Greyhawk Landing appeals to buyers who want an established community with mature character, builder variety, larger lots, lower ongoing costs, and a two-decade track record of holding value. Both communities offer gated security and a prime location along the Lakewood Ranch corridor.
