Greyhawk Landing is not a single neighborhood. It is a collection of distinct subdivisions, each with its own character, lot sizes, builders, and architectural style. Understanding these differences is essential for buyers because the home you find in Deerwalk will be very different from one in Osprey Cove or Owl's Edge. Here is a guide to the major subdivisions across Greyhawk Landing's eastern and western sections.


Eastern Greyhawk: Phase 1, Phase 2, and Phase 3


The eastern side of Greyhawk Landing was developed first, beginning around 2000. These original phases established the community's identity with Spanish-Mediterranean influenced architecture, tile roofs, and stucco exteriors. Lots in the eastern phases tend to be generous, with many homes featuring mature landscaping, established privacy hedges, and expansive lanais.


Deerwalk


Deerwalk is one of the original neighborhoods in the eastern section. Homes here are predominantly single-family residences built by D.R. Horton and Homes by Towne. Floor plans range from approximately 1,850 to 3,000 square feet with three to five bedrooms. The established landscaping and larger lot sizes make Deerwalk popular with families who want space and privacy.


Eagle Run


Eagle Run features homes in the mid-size range, typically 2,000 to 2,800 square feet. The neighborhood has a quiet, residential character with many homes backing to preserve areas or lakes. Eagle Run tends to offer some of the more affordable entry points into Greyhawk Landing while still delivering the gated community experience and full amenity access.


Falcon Trace


Falcon Trace includes some of the custom-built homes in Phase 3, where Arthur Rutenberg Homes and other custom builders were active. Lots in Falcon Trace are among the largest in the community, and homes often exceed 3,000 square feet. Buyers looking for custom architecture and premium finishes within Greyhawk Landing will find the most options in Falcon Trace and the surrounding Phase 3 neighborhoods.


Western Greyhawk: Phase II Through Phase V-A


The western sections of Greyhawk Landing were developed later, with construction running from approximately 2010 through 2021. These phases feature more contemporary Florida architecture while maintaining the stucco-and-tile aesthetic of the original community. Builders in the western phases include Sam Rodgers Homes and Lennar. The western section contains close to 500 lots developed across multiple phases.


Fox Trails and Hawk's Hammock


These western neighborhoods feature newer construction with modern open floor plans, larger garages, and updated kitchens. Homes typically range from 2,200 to 3,500 square feet with three to five bedrooms. The floor plans reflect contemporary buyer preferences with first-floor master suites, great room layouts, and generous outdoor living spaces. Lot sizes are slightly smaller than the eastern phases, but the homes themselves tend to have more modern features and better energy efficiency.


Heron Pointe, Osprey Cove, Owl's Edge, and Turtle Bay


These neighborhoods round out the western sections with a mix of home sizes and price points. Osprey Cove and Heron Pointe include some of the community's water-view lots, while Owl's Edge and Turtle Bay offer preserve and interior locations. Homes in these neighborhoods were built to post-2010 Florida Building Code standards, which means enhanced wind resistance, impact-rated windows, and improved energy efficiency compared to the original eastern phases.


Choosing the Right Subdivision


The eastern phases offer larger lots, mature landscaping, and lower price points, making them ideal for buyers who value space and are open to renovation. The western phases offer newer construction, modern floor plans, and current building code compliance at a premium price. All subdivisions share the same gated entry, community amenities, schools, and location advantages. The best choice depends on your priorities: established character versus new construction, lot size versus modern finishes, and budget versus convenience.
