270 Petrel Trail – 6 bed / 4 bath, 3,929 sq ft (built 2005). Listed at $1,075,000 and sold for $950,000 after 81 days on market. Conventional financing. The largest home to sell this month took longer and saw more negotiation, which is typical for the upper end of the Greyhawk price range.
Half of July’s buyers paid cash, which remains a strong indicator of the neighborhood’s appeal to financially qualified purchasers.

The big takeaway: Greyhawk is trading more homes than ever, but at prices that have corrected from the 2024 peak. Buyers are active. Sellers who price right are getting deals done.
