I live in Greyhawk Landing. I chose it for the same reason most of my buyers end up here: the amenity package is genuinely hard to beat at this price point. Communities in the Lakewood Ranch area that offer a comparable line, resort pool, manned gate, two clubhouses, sports courts, nature trails—typically price their homes $200,000 to $300,000 higher. Greyhawk Landing delivers all of it without the premium.

Two Clubhouses — Not One


Most communities in this price range give you a single clubhouse and call it a day. Greyhawk Landing has two separate facilities, and they serve different purposes.


The main clubhouse is the social hub of the community. It's where you'll find a large event rooms, the central gathering point for organized community activities. The space is well-maintained and large enough to host everything from HOA meetings to holiday parties and private events.


The recreation center is the activity side of the equation. This is where the fitness center, and more casual hang-out spaces are located. It's the building that gets daily use from families, kids after school, and residents who want to work out or just be around neighbors without it being a formal event.


Having two separate buildings means the community can host a Saturday evening social event in the main clubhouse while the recreation center stays open for families using the pool and fitness center. That flexibility matters more than you'd think.


The Pool Complex — A Destination, Not Just a Pool


I'll be honest: the pool area is probably the single most-used amenity in Greyhawk Landing, especially from March through October. But calling it "a pool" undersells what's actually here. The pools are heated so they can still be utilized in the cooler months.


The centerpiece is a resort-style lagoon pool with a waterslide that kids (and plenty of adults) use constantly. It's designed to feel like a vacation destination, not a rectangle of blue water behind a fence. The layout has enough space that it never feels overcrowded, even on peak-season weekends.

Adjacent to the main pool is a heated spa and hot tub—a favorite in the cooler months from December through February when you still want to be outside but the pool feels a bit brisk. And for residents who swim for fitness rather than leisure, both pools have designated lap areas.


The pool deck has ample lounge seating and shaded areas. On any given weekend, you'll see families spending entire afternoons out here. It's one of the places where you actually get to know your neighbors.


Fitness Center


The fitness center is located in the recreation center and is well-equipped with modern cardio and strength equipment. It's not a commercial gym with 50 machines, but it has what most residents need for a solid daily workout—treadmills, ellipticals, free weights, and resistance machines. It's clean, air-conditioned, and available to all residents.

For a lot of homeowners here, having a quality gym inside the gate means canceling an outside gym membership. That's a real cost savings that adds up over time.


Tennis & Pickleball Courts


Greyhawk Landing has lighted tennis courts that see regular use year-round. The lighting extends play into the evening hours, which is essential in a Florida community—summer afternoons are too hot, so the best playing times are early morning and after sunset.


The community also has four dedicated pickleball courts. Pickleball has exploded across Southwest Florida over the past few years, and Greyhawk Landing got ahead of the curve. Having four courts means there's usually an open court available, and a core group of regular players has organized informal leagues and round-robins. Basketball, Soccer & Baseball


This is where Greyhawk Landing separates itself from most gated communities in the area. Beyond the typical pool-and-tennis setup, the community includes:


Lighted basketball courts — full-size court with night lighting, used by teens, adults, and weekend pickup games.


Soccer field — a dedicated grass field that gets regular use from families and youth players.


Baseball diamond — a proper diamond with backstop, used for practice and casual play.

The Nature Trails — Nearly Two Miles Through Preserved Woodlands


If I had to pick my personal favorite amenity, it's the trail system. Greyhawk Landing sits on 960 acres, and a meaningful portion of that acreage is preserved natural Florida landscape—not just retention ponds with a strip of grass around them.

The community has nearly two miles of walking and biking trails that wind through preserved woodlands. These aren't paved sidewalks along a road. They're actual nature trails through canopied tree cover, with mature oaks and native vegetation that have had 20-plus years to grow in. The canopy provides shade that makes walking comfortable even in the warmer months.


Wildlife sightings are a regular occurrence on these trails. I've personally seen hawks, herons, gopher tortoises, otters and deer. The community maintains a fishing dock on the main lake, and catch-and-release fishing is a popular pastime here. Largemouth bass and panfish are common catches. It's a quiet, low-key activity that appeals to retirees and families alike. On any given evening, you'll see someone on the dock with a line in the water, enjoying the view. The community also has a annual kids fishing tournament.


For many residents, the lake views are a lifestyle feature as much as an amenity. Homes backing to water sell at a premium for a reason—the combination of open sky, reflections, and wildlife activity creates a daily sense of calm that's hard to replicate.

The median age in Greyhawk Landing is around 41, which tells you this is a family-oriented community. You see it in practice: kids riding bikes in the street, families at the pool on weekends, pickup basketball games after school. The community was designed with families in mind, and 20-plus years in, that identity has held.


The combination of gated security, low-traffic streets, and multiple activity options for kids makes Greyhawk Landing particularly appealing to parents. The 24-hour manned gate adds a layer of peace of mind that matters when your kids are out riding bikes or walking to the pool.



Community Events & Social Life
