Stretching along the Fruitville Road (SR-780) corridor east of I-75, this unincorporated area of Sarasota County offers larger lots, lower density, and a pace of life that feels distinctly different from the coast-hugging communities 15 minutes to the west.

The Area


Fruitville Road has been a Sarasota corridor since before the city existed in its current form. Named for the fruit groves that once dominated this part of the county, the area retains traces of its agricultural character even as residential and commercial development has pushed steadily eastward. The landscape is flat, open, and characterized by pastureland, small farms, nurseries, and low-density residential parcels interspersed with newer subdivisions.


The further east you travel along Fruitville Road, the more rural the character becomes. Siesta Key Beach is 25 to 30 minutes. Lakewood Ranch and its commercial amenities are 10 to 15 minutes east and south.


The commercial development near the I-75 interchange includes Publix, Walmart, Home Depot, medical offices, banks, and a growing roster of restaurants and fast-casual dining. For daily necessities, you won't be driving far.


Sarasota-Bradenton International Airport is about 15 to 20 minutes northwest. Tampa is approximately 55 to 60 minutes north via I-75. The access is efficient and uncomplicated — Fruitville Road to I-75 to wherever you're going.

Pine View School, the county's acclaimed gifted magnet school for grades 2 through 12, is located along Fruitville Road just west of I-75 — making it one of the most conveniently accessible schools for families in this corridor. Admission is by testing, and the school consistently ranks among the top public schools in Florida.


Private options include Sarasota Christian School and Cardinal Mooney Catholic High School, both within 15 to 20 minutes. Out-of-Door Academy and Saint Stephen's Episcopal School are accessible within 25 minutes heading west and north.

Acreage properties — homes on two to ten acres with agricultural or equestrian potential — range from $500,000 to $650,000 and occasionally higher for exceptional parcels with significant improvements.


The absence of HOA fees and CDD assessments in most of Fruitville keeps monthly costs low and predictable. Property taxes reflect Sarasota County rates but are calculated on lower assessed values than coastal properties, resulting in manageable annual tax bills even on larger parcels.
