This marks the third consecutive year of inventory gains, a dramatic reversal from the pandemic-era shortage that left buyers scrambling for any available property.

The statewide months of supply reached 7.47 months in Q1 2026. A balanced market is generally considered to have between 5 and 7 months of supply, so Florida has tipped slightly in favor of buyers. In the Manatee County market specifically, fresh inventory continues to enter at a steady pace with over 230 new listings appearing each week.


Price Trends Vary by Location

Florida's statewide median closed price was $394,000 in Q1 2026, down 1.3 percent year over year. However, the statewide number masks significant variation between different metro areas. On the growth side, Crestview-Fort Walton Beach saw prices increase 7.3 percent and Tampa gained 2.5 percent. On the declining side, Panama City lost 5.8 percent and The Villages area dropped 4 percent. In Manatee County, the average home value declined about 5.4 percent year over year.


The Market Is Rebalancing, Not Crashing

Despite the price adjustments and inventory increases, this is not a market crash. Florida's housing market is undergoing what experts describe as a healthy rebalancing. Prices are not climbing as fast as they used to, and there are more homes available for buyers to choose from. But the underlying demand fundamentals remain strong. Florida added approximately 54,030 closed sales in Q1 2026 alone, and single-family sales are projected to increase 4.9 percent for the full year.


What Buyers Should Watch For

Buyers in today's market have more options and more negotiating power than they have had in years. Monitor mortgage rate movements closely as rates currently sit around 6.75 percent with projections suggesting a gradual decline. Pay attention to days on market in your target neighborhoods since homes averaging 90 or more days are often listed by highly motivated sellers. Watch the gap between list price and sale price since sellers are currently receiving about 93.6 percent of list price, meaning there is room to negotiate.


What Sellers Need to Know

For sellers, the most important adjustment is pricing strategy. The days of testing the market with an aspirational price are over. Overpriced listings sit on the market and become stale, eventually selling for less than they would have if priced correctly from the start. Sellers should also invest in presentation since homes that show well, are properly staged, and have addressed obvious maintenance issues will sell faster and for more money. Professional photography and thoughtful marketing are essential components of a successful sale.


Population Growth Remains a Tailwind

The fundamental driver behind Florida's long-term real estate strength is population growth. The state continues to add roughly 305,000 new residents per year, attracted by the warm climate, lack of state income tax, and quality of life. The Bradenton-Sarasota corridor is among the top beneficiaries of this migration, drawing retirees, remote workers, and families from the Northeast and Midwest. This population growth ensures continued demand for housing and supports property values over the medium and long term.
