FL Assist: Up to $10,000


FL Assist provides up to $10,000 as a deferred, zero-interest second mortgage. You do not make monthly payments on this loan, and it is not due until you sell the home, refinance, transfer the title, or pay off the first mortgage. For many buyers, this effectively functions as a grant because they live in the home long enough to build substantial equity before the loan comes due. FL Assist can be paired with any FL Housing first mortgage product, including FHA, VA, and USDA loans.


Florida Homeownership Loan Program (FL HLP): Up to $25,000


FL HLP offers up to $25,000 as a second mortgage at three percent interest with a 15-year repayment term. Unlike FL Assist, you will make monthly payments on this loan, typically around $173 per month for the full $25,000. This program provides significantly more assistance and can make the difference between affording a $250,000 starter home and a $350,000 home in a preferred neighborhood. FL HLP is also compatible with FHA, VA, and USDA first mortgages through FL Housing.

For example, a buyer could use an FL Housing first mortgage with FL Assist ($10,000 deferred second mortgage) and simultaneously apply for Manatee County SHIP funds ($15,000 to $30,000 forgivable loan). In the right scenario, a buyer earning $55,000 per year could purchase a $300,000 home with virtually no cash out of pocket beyond the home inspection and appraisal fees.
