Why Choose Del Webb Lakewood Ranch?
Del Webb Lakewood Ranch is one of the most sought-after 55-plus active adult communities on Florida's Gulf Coast. Built by Pulte Homes under the nationally recognized Del Webb brand, this community offers resort-style living designed specifically for buyers aged 55 and older who want an active, social, maintenance-included lifestyle without sacrificing quality or location.

Situated within the broader Lakewood Ranch master plan in Sarasota County, Del Webb residents benefit from proximity to top-rated healthcare, world-class shopping at UTC and Lakewood Ranch Main Street, and easy access to the area's stunning Gulf beaches.
Home Models and Pricing
Del Webb Lakewood Ranch features a range of single-story home designs built for comfort, efficiency, and low-maintenance living. Floor plans typically range from approximately 1,400 to over 2,800 square feet, with two to four bedrooms and two to three bathrooms.
Popular models include open-concept designs with gourmet kitchens, owner's suites with spa-inspired bathrooms, covered lanais, and optional dens or flex rooms. Many homes offer pool-ready lots and premium upgrades like quartz countertops, tile roofing, and upgraded cabinetry.
Pricing generally starts in the mid-$300s for smaller villa-style homes and can reach into the $700s or higher for larger estate models with premium lot positions and full upgrades. Resale homes are also available for buyers who want to move in sooner without waiting for new construction timelines.

Amenities Center and Lifestyle
The community's amenity center is the heart of daily life at Del Webb Lakewood Ranch. The Catalina Club features a state-of-the-art fitness center, resort-style pool and spa, tennis courts, pickleball courts, bocce ball, and a full calendar of organized activities led by a dedicated lifestyle director.
Indoor amenities include a ballroom, arts and crafts studio, card rooms, a catering kitchen, and a library lounge. The lifestyle director organizes everything from wine tastings and cooking classes to golf outings, day trips, and holiday celebrations. Many residents say the social calendar is what truly sets Del Webb apart from other 55-plus options in the area.
Walking and biking trails connect neighborhoods throughout the community, and the surrounding Lakewood Ranch trail system offers additional miles of scenic paths through preserves and parks.
HOA and CDD Fees

Monthly HOA fees at Del Webb Lakewood Ranch typically cover lawn care, irrigation, exterior pest control, and access to all community amenities. Fees generally run between $250 and $400 per month depending on the home model and lot type.
A CDD assessment is also in place, with annual fees typically ranging from $2,000 to $3,500. Together, these fees provide a true maintenance-included lifestyle where homeowners can focus on enjoying retirement rather than yard work and home upkeep.
Healthcare Proximity
One of the key advantages of Del Webb's Lakewood Ranch location is its proximity to excellent healthcare facilities. Lakewood Ranch Medical Center is just minutes away, and Sarasota Memorial Hospital's campus on University Parkway is within a short drive. Multiple urgent care centers, specialist offices, and outpatient facilities are located throughout the Lakewood Ranch corridor.
How Del Webb Compares to Other 55-Plus Communities
Buyers considering Del Webb often compare it to Cresswind Lakewood Ranch by Kolter Homes and Valencia communities by GL Homes. Del Webb tends to offer the most established brand name, the largest amenity center, and the most robust social calendar. Cresswind is a strong competitor with a slightly different architectural style and comparable pricing, while the Valencia communities offer a more resort-focused experience at a higher price point.
Each community has its strengths, and the right choice depends on your priorities around home design, amenity style, social programming, and budget. Touring all three is the best way to find your ideal fit.

Floor Plans and Home Collections
Del Webb Lakewood Ranch originally offered homes across multiple series, providing a range of sizes and layouts. While new construction is no longer available in the original community, these floor plans frequently appear on the resale market and give buyers a strong sense of what's available.
Distinctive Series (52-Foot Lots)
The Distinctive Series offers compact yet thoughtfully designed homes on 52-foot homesites. These homes range from approximately 1,289 to 2,080 square feet and feature two to three bedrooms with two bathrooms. Popular models include the Hallmark (approximately 1,655 sq ft, 2-3 bedrooms, 2 bathrooms), the Mystique (approximately 1,889 sq ft, 2-3 bedrooms, 2-3 bathrooms), and the Prosperity (approximately 1,670 sq ft, 2-3 bedrooms, 2 bathrooms). These are ideal for buyers who want a manageable footprint with open-concept living and a covered lanai for Florida's year-round outdoor lifestyle.
Echelon Series (66-Foot Lots)
For buyers who want more space, the Echelon Series delivers larger homes on 66-foot lots, ranging from roughly 2,269 to over 2,800 square feet. Models like the Renown (approximately 2,808 sq ft, 3 bedrooms, 3.5-4.5 bathrooms) offer expansive owner's suites, gourmet kitchens, formal dining areas, and generous guest accommodations. The Echelon homes are well-suited for buyers who entertain frequently or want dedicated spaces for hobbies, a home office, or visiting family.
Current Resale Pricing
Because the original Del Webb Lakewood Ranch is built out, all available homes are resales. Current listings typically range from the mid $400s to over $700,000, with premium waterfront or upgraded homes occasionally reaching into the $800,000+ range. The median sale price has recently been in the $570,000 range, though pricing fluctuates with seasonal demand and inventory levels. As of mid-2026, buyers may find favorable negotiating conditions compared to the peak pandemic-era market.
Community Amenities
The amenity package at Del Webb Lakewood Ranch is one of its strongest selling points — and the fact that it's fully operational (not under construction) is a major advantage for buyers who don't want to wait.
The Clubhouse
The 21,000-square-foot clubhouse anchors the community and serves as the social hub for residents. Inside you'll find a state-of-the-art fitness center with weight training and cardiovascular equipment, a movement studio for yoga, Zumba, and group fitness classes, an arts and crafts studio, a library and media room, a catering kitchen for community events, and multiple gathering spaces for clubs and social activities.
The Lake House Restaurant and Bar

One feature that sets Del Webb Lakewood Ranch apart from nearly every other 55+ community in the area is the on-site Lake House Restaurant and Bar. Residents can enjoy casual dining, happy hours, and special events without ever leaving the neighborhood. The outdoor lounge area overlooks the water and is a favorite gathering spot for sunset drinks and weekend brunch.
Outdoor Recreation
The outdoor amenities are extensive. Residents enjoy a heated resort-style pool and spa, 8 dedicated pickleball courts (the sport's popularity has exploded in 55+ communities), 6 tennis courts, 4 bocce ball courts, miles of walking and biking trails throughout the community, and beautifully maintained common areas and pocket parks. The community also features nearly 200 acres of lakes and over 12 miles of pathways, giving residents plenty of space for morning walks, cycling, and enjoying Florida's natural beauty.
Lifestyle Programming and Social Activities
Del Webb employs a full-time lifestyle director who organizes a packed calendar of events, clubs, and activities tailored to residents' interests. This is where the established nature of the community really shines — you're not joining a startup social scene, you're plugging into one that's been refined over several years.
Common clubs and activities include book clubs, card game groups, and wine tasting events, fitness classes ranging from water aerobics to strength training, holiday parties, themed dinners, and community celebrations, golf leagues and organized outings, arts and crafts workshops, day trips to nearby cultural attractions, and volunteer organizations. The beauty of an established community is that these groups already have momentum, making it easy for new residents to find their niche quickly.
HOA and CDD Fees: What to Expect
Understanding the fee structure is critical when evaluating any Lakewood Ranch community. At Del Webb Lakewood Ranch, you'll encounter two primary recurring costs beyond your mortgage and property taxes.
HOA Fees: Monthly HOA fees at Del Webb Lakewood Ranch currently range from approximately $320 to $420 per month, depending on your lot size and home series. These fees cover maintenance of all common areas, the clubhouse and amenity facilities, landscaping of community spaces, gated entry and security, the lifestyle programming and events calendar, and access to pools, courts, and fitness facilities.
CDD Fees: Community Development District (CDD) assessments are built into your property tax bill and typically run between $1,500 and $3,000 per year. CDD fees fund the original infrastructure — roads, utilities, stormwater management, and common area improvements. These are standard across Lakewood Ranch and are not unique to Del Webb.
One important advantage of buying in the original Del Webb community: CDD bonds are further along in their payoff schedule compared to newer communities like Del Webb Catalina, which means your annual CDD assessment may be lower.
Location Within Lakewood Ranch
Del Webb Lakewood Ranch benefits from one of the most convenient locations within the broader Lakewood Ranch master plan. Key proximity highlights include:
UTC (University Town Center): The premier shopping and dining destination in the Sarasota-Bradenton area is just a short drive south. UTC features Nordstrom, Saks Fifth Avenue, dozens of restaurants, and a vibrant town center atmosphere.
I-75 Access: Quick access to Interstate 75 makes it easy to reach Tampa (about 50 minutes north), Sarasota (about 20 minutes south), and both Tampa International and Sarasota-Bradenton International airports.
Gulf Beaches: Anna Maria Island, Longboat Key, Siesta Key, and Lido Key are all within a 30 to 45-minute drive, giving residents easy access to some of the best beaches on Florida's Gulf Coast.
Lakewood Ranch Main Street: The community is close to Lakewood Ranch Main Street, a walkable district with shops, restaurants, a movie theater, and regular community events including farmers markets and live music.
Healthcare and Schools
For 55+ buyers, access to quality healthcare is often a top priority. Del Webb Lakewood Ranch is well-positioned near several major medical facilities. Lakewood Ranch Medical Center is minutes away, and Sarasota Memorial Hospital — one of the highest-rated public hospitals in Florida — is easily accessible to the south. Numerous specialty practices, urgent care centers, and wellness facilities are located throughout the Lakewood Ranch corridor.
While schools aren't a primary concern for most 55+ buyers, grandparents who host grandchildren should know that Lakewood Ranch is served by the Manatee County School District, which includes several highly-rated elementary, middle, and high schools. The area is known for its family-friendly environment, making visits with grandkids convenient and enjoyable.
Resale Value and the Advantages of an Established Community

One of the most underappreciated advantages of buying in the original Del Webb Lakewood Ranch is the resale value proposition. Established communities have a track record of sales data, which means you can evaluate actual appreciation trends rather than relying on a builder's projections.
Homes in Del Webb Lakewood Ranch have historically held their value well, benefiting from the Lakewood Ranch brand (consistently ranked among the top-selling master-planned communities in the United States), PulteGroup's construction quality, and the desirability of the 55+ active adult lifestyle in Southwest Florida.
Additional advantages of buying in an established community include no construction noise or disruption from ongoing building, mature landscaping that provides shade and privacy, a fully developed trail and pathway system, established neighbor relationships and community culture, and known HOA and CDD costs without surprises from future amenity construction.
Can I see the community before buying?
Absolutely. I recommend touring the community to experience the clubhouse, walk the trails, see the pool and courts, and get a feel for the neighborhood. As a local Realtor, I can arrange a personalized tour and show you available resale homes that match your criteria. Contact me to schedule a visit.
Del Webb Catalina
Del Webb Catalina is the newer 55+ community, sitting on 735 acres with plans for 1,300 homes at completion. Homes here have been selling since 2023, and the community is actively under construction with new phases releasing regularly.
The amenity campus at Catalina is even more ambitious than the original. A 35,000-square-foot clubhouse is on track to open in late 2026 or early 2027, perched on the edge of a 70-acre lake. The 15-acre resort amenity campus includes 12 pickleball courts (eight of them covered — a huge advantage in Florida’s sun and rain), a wellness center, resort pool, and the Horizon Grill restaurant on-site.
Until the main clubhouse is complete, residents have access to a temporary Lifestyle House with pickleball courts and a putting green.
Sizes and Configurations
Floor plans range from approximately 1,400 to 3,970 square feet, with two to five bedrooms and one to five bathrooms. The most popular configurations include two-bedroom-plus-den layouts in the 1,600 to 2,200 square foot range — large enough for comfortable full-time living and hosting guests, but small enough to maintain easily.
Pricing in 2026
Pricing varies between the two communities. In Del Webb Catalina, new construction starts in the low $350s for smaller models, with larger floor plans reaching into the $500s and above. The original Del Webb Lakewood Ranch, where most inventory is resale, typically ranges from the high $300s to above $800,000 for premium homes with upgrades and desirable lot positions.
Both communities offer maintenance-included exterior care through the HOA, covering lawn maintenance, exterior painting schedules, and common area upkeep. This is a major draw for buyers who want to spend their time on the pickleball court rather than in the yard.
The Active Adult Lifestyle
What separates Del Webb from a typical over-55 community is the depth and variety of the social programming. The full-time lifestyle directors at both communities coordinate a packed calendar of events, including fitness classes and group workouts, arts and crafts workshops, book clubs and discussion groups, wine tastings and happy hours, holiday parties and themed events, day trips and group outings, card clubs, mahjong, and game nights, and volunteer and philanthropy programs.
Residents routinely tell me that they’ve made more friends in their first year at Del Webb than they had in decades at their previous home. The community is designed to create connections — and it works.
Pickleball, Tennis, and Fitness

If there’s one amenity that drives buyer decisions in the 55+ market right now, it’s pickleball — and Del Webb delivers. Between the two communities, residents have access to more than 20 pickleball courts, including covered courts at Catalina that allow play in any weather.
Tennis courts, bocce ball, swimming pools, and fully equipped fitness centers round out the recreational options. Whether you’re a competitive athlete or a casual player, you’ll find your people here.
Location Benefits
Both Del Webb communities sit within Lakewood Ranch, giving residents access to all of the master plan’s broader amenities: Waterside Place shopping and dining, Main Street’s restaurants and entertainment, UTC Mall, medical facilities, and convenient access to I-75, Sarasota, and the Gulf beaches.
Grocery shopping, healthcare, banking, and everyday errands are all within a five to ten minute drive — an important consideration for buyers coming from more rural areas.
Who Thrives at Del Webb
Del Webb Lakewood Ranch is built for active, social adults who want structure and community in their daily lives. If you’re the type of person who wants a calendar full of options — not obligations — and a home that lets you lock the door and travel without worrying about the yard, this is your community.
It’s also an excellent choice for couples where one partner is more social than the other. The variety of clubs and activities means both people can find their own groove.
