If you’re looking for a newer gated community in Bradenton that offers modern construction, low-maintenance living, and no CDD bond, CopperLeaf (also commonly spelled Copperleaf) deserves a close look. Built by Lennar between 2017 and 2019, this intimate community of approximately 85 single-family homes sits just north of Lakewood Ranch Boulevard on Upper Manatee River Road, tucked between Waterlefe Golf and Country Club to the north and Greyhawk Landing to the south.
As a REALTOR® who lives in neighboring Greyhawk Landing, I drive past CopperLeaf regularly and have helped buyers and sellers in this community. Here’s everything you need to know.
Location and Access
CopperLeaf is located in eastern Bradenton (ZIP code 34212), east of I-75. The community entrance is on Upper Manatee River Road, which connects directly to State Road 64 (Manatee Avenue). This puts residents about 10 minutes from I-75 and roughly 15 minutes from downtown Bradenton. The Gulf beaches on Anna Maria Island are approximately a 25-minute drive west.
The location strikes a balance between the quiet, residential feel of east Manatee County and convenient access to the shopping, dining, and entertainment options along the SR-64 corridor and in Lakewood Ranch.
Builder and Home Styles
Lennar built CopperLeaf as a maintenance-free, gated community with two home collections:
Executive Homes — Single-story designs ranging from approximately 1,677 to 3,231 square feet. Floor plans in this collection include the Capri, Venice, and Trevi models. These are well-suited for buyers who prefer one-level living.
Manor Homes — Two-story designs ranging from approximately 2,244 to 3,867 square feet. Floor plans include the Amalfi and Monte Carlo models. These larger homes work well for families or buyers who want dedicated guest space upstairs.
All homes were built with Lennar’s "Everything’s Included" approach, meaning upgraded features like granite countertops, stainless steel appliances, and tile roofs came standard in most floor plans. Homes in CopperLeaf typically have 3 to 5 bedrooms and 2 to 3 bathrooms.
HOA, CDD, and Fees
No CDD Bond. This is a significant advantage over many newer communities in the Bradenton-Lakewood Ranch area. CDD assessments in surrounding neighborhoods can add $2,000 to $5,000 or more per year to your carrying costs. CopperLeaf has none.
The HOA fee is currently in the range of $301 to $383 per month (based on recent MLS listings). This covers exterior maintenance including lawn care and landscaping, which is part of the community’s maintenance-free lifestyle. The HOA is managed by FirstService Residential.
The average annual property tax for homes in CopperLeaf is approximately $5,463, though this varies by home size and assessed value.

The SR-64 (Manatee Avenue) corridor provides convenient access to daily needs. Within a short drive you’ll find Publix, Walgreens, and various restaurants. Braden River Plaza on SR-64 features Home Depot, Outback Steakhouse, and other retail. A new Detwiler’s Market location is planned to open at Braden River Plaza.
Lakewood Ranch Main Street and the newer Waterside Place offer upscale dining, shopping, and entertainment options. Downtown Bradenton’s Riverwalk district with its restaurants, galleries, and farmers market is about 15 minutes west.

Based on closed sales data, CopperLeaf homes have sold in 2026 between $618,000 and $705,000, depending on size and upgrades. The smaller Executive-style homes (around 2,000 square feet) have traded in the $450,000 to $620,000 range in recent sales, while the larger Manor homes (3,000+ square feet) have sold from $625,000 to $845,000.
