Braden Woods vs Greyhawk Landing — Which Bradenton Neighborhood Is Right for You?
Two Popular East Bradenton Communities
Braden Woods and Greyhawk Landing are both well-known neighborhoods in east Manatee County, located near each other in the 34208 and 34202 zip code areas. While they share a general location near Lakewood Ranch and Interstate 75, the two communities offer distinctly different lifestyles and home styles.
Choosing between them comes down to what matters most to you: the privacy and space of large wooded lots, or the convenience of a gated community with resort-style amenities.
Braden Woods Overview
Braden Woods is an established acreage community developed between 1982 and 2004, spread across more than 600 acres of woodlands. Homes range from approximately 1,372 to nearly 5,000 square feet, and lots measure at least half an acre with many exceeding a full acre. The community is not gated, has no CDD fees, and features country-style architecture with mature oak and pine canopies.
Current pricing in Braden Woods ranges from the mid-$300s to over $1 million depending on home size, condition, and lot characteristics.
Greyhawk Landing Overview
Greyhawk Landing is a gated community developed starting in 2003, featuring contemporary Mediterranean-style homes with tile roofs and stucco facades. Homes typically range from 2,200 to 3,300 square feet and are priced from the low $500s to around $1.3 million.
The community offers resort-style amenities including a lagoon-style swimming pool with waterslides, a fitness center, athletic fields and courts, walking and biking trails through a nature preserve, and a full calendar of community activities and events.
Key Differences
The biggest differences come down to lot size, amenities, and community character. Braden Woods offers significantly larger lots and a more rural, private atmosphere, but without the organized amenities of a master-planned community. Greyhawk Landing provides the security of a gated entrance, resort-style amenities, and newer construction, but on smaller lots with less privacy.
Financially, Braden Woods has the advantage of no CDD fees, which can mean lower total monthly costs. Greyhawk Landing typically has both HOA and CDD obligations that reflect the cost of maintaining its amenity package.
Which Is Right for You?
Choose Braden Woods if you prioritize large lots, mature landscaping, privacy, lower fees, and a quiet country atmosphere. Choose Greyhawk Landing if you want a gated community with resort-style amenities, newer construction, Mediterranean architecture, and an active social calendar.
