Bella Lago and Greyhawk Landing are both popular communities in eastern Manatee County, but they serve different buyer profiles. Here is a side-by-side comparison to help you decide which neighborhood fits your needs.

Location

Bella Lago is located in Parrish, Florida (34219), convenient to US-301. Greyhawk Landing sits along the State Road 64 corridor in Bradenton (34212), closer to the Lakewood Ranch area. Both are in eastern Manatee County, but Greyhawk Landing is positioned closer to I-75 and the SR-64 commercial corridor.

Community Size and Age

Bella Lago has approximately 890 homes built by D.R. Horton between 2020 and 2024 — a newer community that is largely built out. Greyhawk Landing is a larger, more established community with over 750 homes built between 2000 and 2021, spanning approximately 960 acres.

Gating and Security

Greyhawk Landing is a gated community with a 24-hour manned guard gate. Bella Lago is not gated. This is often one of the primary decision points between the two communities.

Amenities

Greyhawk Landing offers a lagoon-style swimming pool with waterslides, a fitness center, athletic courts and fields, and nature preserve trails. Bella Lago offers a resort-style pool, clubhouse, fitness center, dog park, playground, sports field, and picnic areas. Both communities have strong amenity packages, though Greyhawk Landing's larger footprint provides more expansive outdoor spaces.

Home Styles and Pricing

Bella Lago features D.R. Horton production homes with cement block construction, priced from approximately $300,000 to $600,000 with 1,232 to 3,360 square feet. Greyhawk Landing homes feature Mediterranean-style architecture on oversized lots with a generally higher price point reflecting the gated setting and established landscaping.

HOA and CDD

Bella Lago has HOA fees of approximately $116 to $150 per month plus a CDD assessment. Greyhawk Landing also has a CDD. Exact fee comparisons should be verified for specific properties in each community.

Bottom Line

Choose Greyhawk Landing if you prioritize a gated community, established landscaping, and proximity to SR-64 and Lakewood Ranch. Choose Bella Lago if you want newer construction, lower HOA costs, and modern floor plans at a more accessible price point.
